The 35ft by 70ft homes at Casablanca 2 have built-ups of 2,340 sq ft and land area ranging from 2,450 to 3,608 sq ft. There are two layout options to choose from and selling prices are from RM1.44 million to RM1.73 million. 

With a gross development value (GDV) of RM85.8 million, Casablanca 2 offers 64 units of freehold, individual-titled cluster homes, which will be launched this month. The 7.31-acre project is slated to be completedin two years.

“For example, each unit has its own personal garden space, large living and dining areas and the option to turn the room on the ground floor into a home office, which is very much the preference today.” He adds that there will also be a powder room on the ground floor, an added feature that was not available in the first phase. 

Zaini notes that homes at Casablanca 2 are suitable for upgraders looking for bigger and more spacious homes, such as families with children or multi-generational families. “Since the Covid-19 pandemic, people are realising that they need a bigger space for their homes. We believe that the cluster homes can fill this need. The first phase, which was launched in September last year, saw all 64 units taken up, considering the pandemic situation and that the unit prices are above RM1 million.

“With the positioning of the cluster homes as a premium product in Setia AlamImpian, we strongly believe that they will be very well received by the market,” he adds. 

In addition to the thematic entrance statement, Casablanca 2 will feature lush landscapes and have facilities including a parcourse station, tai chi plaza, gazebo, pavilion, as well as a 2km star-embedded walking/jogging track inspired by the iconic Hollywood Walk of Fame. 

Residents of Casablanca 2 will also get to enjoy additional amenities within the Cinematic Arts precinct, including a multi-generational play area, multipurpose court, children’s playground and an art sculpture.

A growing township

Located in Shah Alam’s Seksyen 35, the township was first launched in 2007 as Alam Impian by I&P Group Sdn Bhd before the company was acquired by S P Setia Bhd in 2017. After the latter took over, some further replanning and changes have been done on the development’s master plan to suit the current market demands. 

Some of the upcoming amenities the growing township will see are the LakePoint Gallerie, which will house the new Setia AlamImpian Welcome Centre; LakePoint Central (retail centre); LakePoint Club (clubhouse); the 31-acre upgraded and enhanced LakePoint Park; as well as Eaton International School. 

Except for the international school, which is slated to be completed by September 2023, the other ongoing developments mentioned are planned to be completed by year end. 

Says Zaini, “Setia AlamImpian is a freehold township with a Shah Alam address and offers a wholesome lifestyle perfect for families, with offerings such as a central park, individual pocket parks, a residents’ clubhouse, retail centre and commercial areas.” He adds that the township is home to a mix of first-time homebuyers, upgraders as well as investors. 

Setia AlamImpian’s strategic location appeals to many property seekers. In addition to being freehold with mainly double-storey terraces and semidees, it is located just 8km from the Shah Alam City Centre as well as near other mature townships such as Kota Kemuning, Subang Jaya and Klang. It also enjoys convenient access to various highways including the Kemuning-Shah Alam Highway (LKSA), Shah Alam Expressway (KESAS), Federal Highway and the upcoming West Coast Expressway (WCE).

According to Zaini, the township has over 3,000 completed residential properties and is home to an estimated population of 12,000. He estimates that the township will have a population of over 80,000 when it is fully completed by 2036, with 20,226 residential units in total. 

At the Casablanca series, the developer has future plans for another two phases — Casablanca 3, with a GDV of RM93.84 million, and Casablanca 4, a GDV of RM98 million. The former will have 60 units of cluster homes and 12 semidees whereas the latter will offer 60 units of cluster homes and 10 semidees. 

“The Cinematic Arts precinct comprises premium, higher-end phases ranging from cluster homes to semidees and bungalows. Apart from Casablanca, there will be three more cluster home phases, namely Anastasia and Hamlet. Project names within the Cinematic Arts precinct are from award-winning films to provide a dramatic connotation and in line with the precinct’s theme,” he concludes.
