High demand for homes in the capital

As the world adapts to life post-Coronavirus, both professionals and international students alike are flocking back to the capital city of London, rental properties are let within hours, some merely within minutes - which in turn adds to the increase in rental prices and a shortage of rental properties available to rent. We have never seen a more competitive London rental market.

London is already home to some of the biggest names in tech, like Google, who is building a massive £1bn headquarters in King's Cross (set to complete in 2024), Amazon (who moved into their Shoreditch HQ in 2017), LVMH, Nike (both calling King's Cross home), as well as other global powerhouses like Shell, Standard Chartered and GSK.

QS Best Cities Ranking 2023 ranks London as the world's best student city, with it housing 18 universities being featured in the QS World University Rankings 2023, two of which are in the global top 10: Imperial College London and University College London in joint 6th and 8th respectively. The Higher Education Statistics Agency saw a whopping 1,257,350 first-year student enrolments in the 2020/21 academic year, cementing London's status as an educational hotspot. This, combined with its world-class public transportation links, further establishes the city of London as a bona fide favourite when considering property ownership.

What are the median prices in London?

For those who can afford to pay for bustling central & city locations, Rightmove data shows that the overall average price of a Zone 1 property was £1,750,770 over the last year, whilst Zone 2 averages at £1,066,448
For those with a smaller budget but seek newer, well-planned development and a larger space to rent and own, Zone 3 locations under 30-minutes to the city present more opportunities to meet these requirements, where the overall average price is around £898,670, according to Rightmove data.

Whether you're looking to get into the London property market for an investment or your children's accommodation in the future, you may want to consider this brand-new development in Zone 3 North London (about 9km to King's Cross). This development presents you with an opportunity to own a home priced below the Rightmove average, with an attractive payment plan to purchase with minimal initial deposit and in stages across 18 months.

A new investment opportunity

Clarendon is a 12-acre development within the multi-billion-pound regeneration of Haringey, located between Hornsey and Wood Green and minutes away from the iconic 196-acre Alexandra Palace and its park. Over the next decade, St William, a member of the Berkeley Group, looks to transform this former gasholder site into a new cultural centre:

Communal Garden & private roof garden.

The master plan includes:

  • 1,700 new homes to be delivered in 10 years, with more than 700 completed or under construction,
  • 5 acres of open space and courtyards (including a new 1-acre landscaped garden)
  • Water features with natural planting, walkways, and decked seating areas
  • A 10,000 sq ft collection of residents' amenities; and
  • A 125,000 sq ft on-site business space for entrepreneurs, retailers, and start-ups

Now officially launching in Malaysia is Moselle Gardens' second release, Cavendish House, a contemporary collection of 93 homes scheduled to complete from Q3 2024, overlooking a beautifully landscaped garden square and private residents' roof garden on the 8th floor with views towards the city.

Residents will benefit from 10,000 sq ft fantastic facilities at The Park Club, which includes:

  • a Residents' lounge and lobby,
  • a gym,
  • a 16-metre Swimming Pool,
  • a sauna,
  • a steam room,
  • an Intensity Studio,
  • a Zen Studio,
  • a Treatment Room
  • Flexible workspaces, for either meeting or dining; and
  • A 24-hour concierge
(Clockwise) Residents' lounge, The Park Club lobby, gymnasium.

Furthermore, the central public communal square will house a new Co-op food store and a nursery, together with 125,000 sq ft of commercial space and a community centre. The new 1-acre Hornsey park will feature signature water features embraced by trees, landscaping and walkways which curve towards a waterside café.

Moselle Walk.

Included within the development is Moselle Walk, a beautifully-landscaped new civic boulevard that provides a scenic route that leads towards Wood Green tube station. This pedestrian walking route celebrates nature and the outdoors, creating an ecologically rich walkway that promotes biodiversity through bat and bird boxes, log piles, and insect hotels, further supporting existing wildlife.

Another new public realm and key link, Penstock Tunnel, will also go through significant infrastructure refurbishments, which include improved entrances, lighting, new landscaping, and artwork, in order to enhance pedestrian and cycling connections between Clarendon and the Wood Green town centre with Hornsey and Alexandra Park.

Kitchen & bathroom in one of three available colour schemes.

Each home is tastefully interior designed, with bold, beautiful finishes and high specifications fittings included as standard in all apartments. The balconies are spacious, with sweeping views across open, green spaces, and the city. All apartments are fully fitted with integrated premium appliances, and the timber effect flooring comes with underfloor heating throughout. The kitchen boasts composite stone worktops and full height tiled splashback, whilst the bathroom is complete with a backlit vanity unit, an enclosed cistern and a colour palette that matches the kitchen.

With prices starting from only £450,000 for one-bedroom homes and £595,000 for two-bedroom homes, Malaysian investors are expected to achieve rental yields of up to 5%!

This is a golden opportunity to secure a unit and hedge against the Malaysian Ringgit for those with a long-term plan for their children's future, or just add a consistent income generator to your investment portfolio.

With the London rental market showing no signs of slowing down, it is forecasted that house prices will increase by 23.5%, with rentals set to increase by 16.5% in the next 5 years in Haringey.

Outstanding connections

The development is within walking distance to four Zone 3 train stations: two Underground stations, Wood Green and Turnpike Lane, both on the Piccadilly line, alongside two National Rail stations, Hornsey and Alexandra Palace on the Great Northern line - all within a 10-minute walk.

A Crossrail 2 station, which will cut through London's North and South, is planned to be located alongside one of these stations, further establishing the area as a significant commuter neighbourhood thereby boosting its potential for growth.

Wood Green is a popular location among students due to its short commute into the city, with ample affordable accommodation choices to choose from. Wood Green Hall, is one of many options in the area, housing scholars from a variety of institutions, like UCL, UOL, SOAS, LSE and King's College as the location benefits from the Piccadilly line with direct access to King's Cross, Russell Square, Holborn and Covent Garden Stations from Wood Green.

For the working professionals, from the Hornsey station, 3 stops take you to King's Cross - London's buzziest tech and innovation hub, home to global giants like Google, Meta, Expedia, LVMH and world-class research institutes like Francis Crick and Central Saint Martins. 7 stops take you directly to Moorgate and Liverpool Street, a top business & finance district.
