Vizione Holdings Bhd’s 216 Residences, launched on July 13, has achieved a take-up rate of 70%. Located in the mature suburb of Kuchai Lama, off Jalan Kelang Lama, 216 Residences is 8km from the Kuala Lumpur city centre.

“Due to its strategic location and the upgrading of infrastructure such as the upcoming Kuchai Lama MRT station, many homebuyers are eyeing this area. Property values have appreciated significantly,” says Vizione managing director Datuk Ng Aun Hoo in an email interview. The Kuchai Lama MRT station, slated to start operations in 2022,  is about 1.5km from 216 Residences.

The project, which has a gross development value of RM111 million and is slated to be completed in the second quarter of 2022, is Vizione’s first foray into property development. Earlier this year, the construction company bought Pembinaan Angkasa Permai Sdn Bhd, which is jointly building the development with landowner Hanacekap Sdn Bhd.

Sitting on a leasehold, commercial parcel measuring 0.898 acres, 216 Residences will be a 29-storey block comprising 216 serviced apartments. The units will come in seven layouts ranging from 658 sq ft (2-bedrooms, 2-bathrooms) to 1,023 sq ft (3-bedrooms, 2-bathrooms). There will also be four penthouse designs (4+1 bedrooms, 3-bathrooms) with built-ups of 1,316 sq ft to 1,854 sq ft.

Selling prices range from RM300,000 to RM1.66 million and the maintenance cost is estimated at 30 sen psf. The lease expires in November 2116.

According to Ng, the layouts, unit sizes, facilities and amenities are ideal for young couples and small families. “This is a comfortable Zen-inspired concept development at affordable prices in an established location,” he says.

Facilities include a swimming pool, wading pool, pool lounge, gymnasium, sauna, children’s playground, celebrity kitchen, tadika, multipurpose hall as well as indoor and outdoor games rooms.

Nearby amenities include schools such as SK Seri Setia, SMK Sri Sentosa and SJK (C) Choong Wen, retail projects such as Pearl Suria Mall and Kuchai Entrepreneurs Park, and a wide range of conveniences, services and eateries. 216 Residences is also near Mid Valley Megamall and KL Sentral.

The development is connected to major highways such as Sprint Expressway, Federal Highway, Shah Alam Expressway (Kesas), Maju Expressway (MEX), Kuala Lumpur-Seremban Highway (KLS), Salak Expressway and New Pantai Expressway (NPE).

Ng says the company is planning to launch several other developments located in North Kuala Lumpur and East Malaysia early next year.
