IJM Corp Bhd’s property arm, IJM Land Bhd, plans to launch a residential development, Starling, in Bandar Rimbayu in 4Q2019.

“Starling will have a gross development value (GDV) of about RM400 million and comprise 680 units of 20ft by 60ft double-storey link homes,” said IJM Land managing director Edward Chong at the launch of The Club in Bandar Rimbayu on July 18.

“Considering the size of the units, we feel they will be good starter homes that are also suitable for those who are moving out of condominiums. For this project, we are targeting young couples and families in the area.”

The units will have built-ups starting at 1,500 sq ft and prices will be from RM590,000 onwards, he added.

“The Club is part of the facilities of the township. This is our way of catering for the residents. We would like them to have a place to gather, and build a community, and we want to promote healthy living. Apart from [social hub] The Arc, the township now has a new place for the residents to enjoy,” said Chong.

The clubhouse offers facilities such as an Olympic-sized swimming pool, chidren’s wading pool, Jacuzzi, a sauna, four badminton courts, two squash courts, a gym, a table tennis table, a karaoke room and a multipurpose hall. Situated on a two-acre parcel with a built-up of more than 3,000 sq ft, The Club will also have a neighbour, a Starbucks outlet.

“Generally, the take-up rates in Bandar Rimbayu have been strong and encouraging. Most of the launches are 90% to 100% taken up,” noted Chong.

“So far, we have launched about seven phases in the township and most of them have been successful. We have delivered and handed over 2,800 units,” said Bandar Rimbayu senior general manager Chai Kian Soon. “We believe we are offering units with attractive pricing.

“With all our offerings [such as The Club and commercial components] in Bandar Rimbayu, our ultimate goal is to enhance the day-to-day living of our homeowners with fresh concepts and cutting-edge technology.”

“We are constantly working towards [offering] convenience and inclusiveness. This year, our annual Run with Me event will take place on July 28, in keeping with our goals for the township. We also offer plenty of conveniences such as restaurants, cafés, laundry shops, car workshops, 99 Speedmart, clinics, convenience stores, pet shops, furniture shops and a kindergarten.”

With a GDV of RM11 billion, Bandar Rimbayu comprises residential, commercial, recreational and parkland components. Located in Telok Panglima Garang, the township has four precincts: Flora, Fauna, Bayu and Commercial Hub. It is connected via highways such as Lebuhraya Shah Alam (Kesas), Lebuhraya Kemuning–Shah Alam, Expressway Lingkaran Tengah and the South Klang Valley Expressway.

“Apart from upcoming launches in Bandar Rimbayu, we are also planning to launch the second phase of Riana Dutamas and another project in Penang at the end of this year. We are targeting RM1.5 billion to RM1.7 billion worth of launches until the end of our financial year (March 31, 2020),” said Chong.

As at July this year, the company had an undeveloped land bank of over 4,000 acres across key growth areas of Malaysia (Penang, Pahang and Greater Kuala Lumpur, Negeri Sembilan, Johor, Sabah and Sarawak) as well as in China and the UK. The parcels have a combined GDV of RM33 billion.
