S kyAwani 4 Residences’ Tower A2 and Tower B, which were launched last December and in March respectively, have been fully sold.  The good response has prompted the developer, SkyWorld Development Sdn Bhd, to open Tower A1 for sale on June 29.

Located on a 4.73-acre leasehold parcel in Jalan Ayer Keroh, Setapak, SkyAwani 4 Residences is a Federal Territories Affordable Housing Project (Rumawip) and has a gross development value of RM534 million. It will feature three 55-storey towers with 1,782 residential units in total.

Rumawip is only available for Malaysian citizens who are at least 18 years old and either work or stay in any of the federal territories.

Due to be completed by 2023, each unit comes with three bedrooms and two bathrooms, a built-up of 800 sq ft,  and a fixed selling price of RM300,000.

“The layouts at SkyAwani 4 Residences cater mainly for first-time home­buyers,” says SkyWorld Development group chief operating officer Lee Chee Seng, who anticipates positive demand. He adds, however, that bank guidelines for loan approvals for purchasers need to be relaxed.

“This affordable housing project … aims to provide the ultimate sky living experience for residents. It comes with full-fledged condominium facilities and advanced three-tier security to give residents peace of mind,” he says.

The facilities at the podium include a children’s playground, swimming pool, wading pool, gymnasium and multipurpose hall. There will also be a barbecue area, fern garden, meditation deck and sunken tree lounge. The maintenance fee is 25 sen psf per month.

According to the developer, the project fronts a one-acre park with a jogging track, cycling track and blossom park.

SkyAwani 4 Residences is located 5km from the Kuala Lumpur city centre and is easily accessible via the Duta-Ulu Kelang Expressway, Middle Ring Road 2 and Jalan Genting Kelang.
