Platinum Victory Sdn Bhd’s PV9 Residences in Taman Melati, Setapak, has seen a take-up rate of 60% since its launch last September.

“We built this project with the community in mind. Its close proximity to the Taman ­Melati LRT station and Tunku Abdul Rahman College is expected to enhance and uplift the neighbourhood,” group executive director Gan Yee Hin says in an email.

Located on a 5.57-acre leasehold parcel, the project has a gross development value of RM553 million. It will comprise two 34-storey towers offering 953 medium-cost dual-key residential units with built-ups of 1,000 to 1,300 sq ft, and a Rumawip component called Vista Wirajaya 2, which will offer 438 units with built-ups of 850 to 1,000 sq ft in a 29-storey tower.

Due to be completed by June 2022, the medium-cost units have selling prices that start at RM530,000 while those for the Rumawip component start at RM300,000.

The target market is mainly young families, first-time homebuyers, students, upgraders and investors. “We aim to create a new market segment targeting different customer groups and provide reasonably priced products to them in a mature locality,” says Gan.

In terms of parking, there will be 2,324 bays for residents and 139 for visitors. Facilities will include shops, a gymnasium, swimming pool, children’s playground, basketball court, barbecue area, multipurpose hall and games room.

PV9 Residences is easily accessible via Jalan Tumbuhan, Jalan Taman Melati, Jalan Genting Kelang, Jalan Gombak, Duta-Ulu Kelang Expressway (DUKE), Middle Ring Road 2 and the upcoming Setiawangsa-Pantai Expressway (DUKE 3).

The development is in the vicinity of Wangsa Walk Mall, M3 Mall, Setapak Central Mall, Columbia Asia Hospital, Damai Service Hospital, SK Danau Kota, SJK (C) Wangsa Maju, SMK Taman Melati and Sri Utama International School.
