Platinum Victory's Platinum Casa Danau Residences in Setapak, Kuala Lumpur, has achieved a take-up rate of 75% since its launch in February.

According to Platinum Victory assistant general manager of branding and marketing Vincent Seow, the development’s concept is one of exclusivity, low density and privacy. He says the 35-storey tower with 200 residential units offers easy access to conveniences for those seeking an urban living space.

“The demand for housing, especially for properties in KL, and buyer interest have increased as the economy is gradually recovering. As such, we are confident that there will be demand for this project as it is designed to meet buyers’ needs in the post-pandemic era,” he tells City & Country in an email interview.

Sitting on a 1.98-acre leasehold tract in Danau Kota, Platinum Casa Danau Residences has a gross development value of RM113.9 million. Its three-bedroom, two-bathroom units will have built-ups of 1,184 sq ft with prices starting from RM553,000.

Seow says the units, which are slated for completion in 2025, will be fitted with air conditioners and feature practical layouts, offering flexibility for future renovations or easy conversion into a work and study area. The target market is the middle-income group, including young professionals and young families.

The developer will digitalise its property management processes by using a community and property management application called JaGaApp.

“The app aims to simplify certain processes through the use of smartphones, such as making bookings for facilities, online payments and e-registering visitors to reduce the traffic backlog at the guardhouse,” Seow explains.

Platinum Casa Danau Residences will offer recreational facilities at the podium on Level 7. These include a swimming pool, wading pool, gymnasium, outdoor fitness area, children’s playground and multipurpose hall. There will also be a recreational and sitting area at the rooftop, where residents will be able to enjoy the surrounding views. The maintenance fee, inclusive of the sinking fund, is 33 sen psf per month.

The development is easily accessible via Jalan Genting Kelang, the Duta-Ulu Kelang Expressway, Middle Ring Road 2 as well as Setiawangsa-Pantai Expressway (DUKE 3), which is under construction. Nearby amenities include The Palette, Setapak Central Mall, Melawati Mall, Giant Hypermarket Setapak, NSK Wangsa Maju, SK Danau Kota, SJK(C) Wangsa Maju, SMK Danau Kota, Columbia Asia Hospital Setapak, Royal Selangor Visitor Centre and Danau Kota Lake.

Transport hubs within a 3.5km radius are the Taman Melati, Wangsa Maju and Sri Rampai light rail transit stations.
