Phase 3 of IJM Land Bhd’s Starling in Bandar Rimbayu has been fully taken up since its launch on Oct 4. Phases 1 and 2 have been fully sold since their launch in June and August respectively. The final phase, comprising 183 two-storey link homes, will be launched in the first quarter of next year.

Phase 3 of Starling has a gross development value (GDV) of RM167 million and comprises 224 two-storey link homes with a land area measuring 20ft by 60ft. Due for completion in October 2022, the 3 to 4-bedroom units will have built-ups of 1,694 to 1,997 sq ft. Selling prices start at RM698,800.

“The units in Phase 3 will have a bigger built-up than Phases 1 and 2. A unique feature of Phase 3 is that buyers can opt for an extra bedroom on the ground floor. They also offer flexibility in design, as rooms are easily convertible for various uses,” Bandar Rimbayu senior general manager Chai Kian Soon says in an email.

“The demand for Phases 1 and 2 was overwhelming. As such, we were confident that there would be good demand for Phase 3. Many buyers were unable to get their units then, and they were given the priority to choose their units in Phase 3.”

According to the developer, Starling caters for buyers aged 25 to 35, including young professionals, young and growing families, young couples as well as first-time homebuyers.  It enables homebuyers to live in a spacious landed home for the price of a city condominium.

Starling is a project under the recently announced Home Ownership Campaign 2020, and purchasers can enjoy a minimum 10% discount on the purchasing price as well as stamp duty exemption for the memorandum of transfer and loan. In addition, they are entitled to free legal fees for the sale and purchase agreement and the loan.

Starling will be guarded and have two entrances. Facilities in Bandar Rimbayu include a 2km neighbourhood jogging path and bicycle track, central park, pocket parks and playgrounds, cloud pavilion, feature shelter, badminton court, basketball court, central lawn, parcourse and an amphitheatre.

With a GDV of RM11 billion, Bandar Rimbayu comprises residential, commercial, recreational and parkland components. The integrated township is adjacent to Kota Kemuning and consists of four precincts: Flora, Fauna, Bayu and Commercial Hub. Starling is in the Fauna precinct.

The township is easily accessible via Shah Alam Expressway, Kemuning-Shah Alam Highway, North-South Expressway Central Link and South Klang Valley Expressway.
