The final residental block, Ixora Residence, in the mature 216-acre Bandar Sri Permaisuri in Kuala Lumpur was launched last month. Ixora Residence is part of the RM450 million Ari Permaisuri, which includes Residensi Wilayah, affordable housing project Residensi Akasia, and condominium project Rumbia Residence @ Ari Permaisuri. The names Akasia, Rumbia and Ixora form the word “Ari”.

Located on 8.05 acres of leasehold land, Ari Permaisuri is a joint venture development between Kuala Lumpur City Hall (DBKL) and Dwitasik Sdn Bhd. EH Property Sdn Bhd is the project manager.

Dwitasik executive director Datuk Wan Mohamed Yaacob Wan Salaidin says Bandar Sri Permaisuri was initially planned as a public golf course in the 1990s. The plan was subsequently changed so that the area could be developed into a mixed development to provide more housing.

“There are 17 parcels in total, developed in stages … 14 have been completed and there are two commercial developments and one residential development left. Ari Permaisuri is that residential development,” he says in an interview with City & Country at the Ari Permaisuri Sales Gallery in Bandar Sri Permaisuri.

“Rumbia Residence received a good response, so we have decided to start selling Ixora even though the economic climate is not so encouraging. It is about the strength of the company, the name we have created, the value of the project and the product positioning,” he adds.

Rumbia Residence @ Ari Permaisuri was launched in March 2019 with a total of 284 units at an average price of RM550 psf. There are currently only limited bumiputera units left, according to Christopher Soh, managing director of Vistasik Holdings Sdn Bhd, a subsidiary of EH Property. Meanwhile, Residensi Akasia’s 200 units are fully sold.

Both Residensi Akasia and Rumbia Residence @ Ari Permaisuri are scheduled for completion this year.

Ixora Residence, which spans 3.21 acres, has 321 units — with a built-up of either 1,001 or 1,216 sq ft — in a 43-storey block, priced at RM560 to RM620 psf.

“A unique selling point of this project is that each block will have its own entrance and exit. For Ixora Residence, the high floor is to allow the residents to enjoy the view, which includes KLCC and the upcoming Bandar Malaysia as well as the quiet and serene environment. The density is low at 1:100 and a project of such a low density at the fringe of the city is very rare,” Soh says.

“We don’t want the units to be too big because they will be expensive. We also save the buyers the hassle of choosing a unit by providing only two types of layout. The 1,001-sq-ft units have three bedrooms and two bathrooms, while the 1,216-sq-ft units have four bedrooms and three bathrooms. Units at Ixora Residence are identical to those at Rumbia Residence @ Ari Permaisuri, but Ixora Residence is next to a lake so there are unobstructed views.”

He notes that Ixora Residence has nine units per floor and most are designed to share only one wall with its neighbours.

EH Property director Pua Kai Han is confident that the launch of Ixora Residence will be a success as the current trend is to buy to stay and this project is targeted at homeowners.

“Buyers of Rumbia Residence @ Ari Permaisuri are mostly owner-occupiers and upgraders [who currently live in] Bandar Sri Permaisuri. So we designed Ixora Residence for family living with a lot of space and for comfortable living,” he says.

The facilities at Ixora Residence include a futsal court, multipurpose hall, gymnasium, children’s playground, swimming pool, Jacuzzi, sky lounge and sky garden. The maintenance fee is 35 sen psf, and each unit comes with two parking bays.

It is accessible via the Sungai Besi Expressway, East-West Link Expressway and Maju Expressway. It is also near the Cheras and Salak Selatan LRT stations as well as Salak Selatan KTM station.

Soh hopes that the low interest rate and offerings will attract buyers. Ixora Residence is also a project under the Home Ownership Campaign.

Wan Mohamed Yaacob observes that Bandar Sri Permaisuri is a self-contained township surrounded by various amenities such as Hospital Canselor Tuanku Muhriz UKM (HUKM), the 50-acre Taman Tasik Permaisuri and Tesco Extra Cheras. Klinik Primer PPUKM Cheras is located at Plaza Dwitasik in Bandar Sri Permaisuri,  which is the same office block where Dwitasik is located.

The developer is also working on the two remaining commercial parcels.

“For the two commercial parcels, one is in Parcel Q located next to Q Avenue and another is next to our office [Plaza Dwitasik]. Parcel Q will be a retail development, while we are looking to build a specialised clinic block for the HUKM Specialised Centre and are in the midst of getting approval for it,” he adds.
