KUALA LUMPUR (June 16): The first 125 units of Phase 1 of IJM Land Bhd’s Starling in Bandar Rimbayu were fully taken up during its launch on June 13. Due to the good response, the developer has opened Phase 2 (148 units) for sale. The remaining units will be launched at a later date.

“We believed that the positive reception to Phase 1 of Starling is because the project fulfils the needs of modern homebuyers. We have always tried to think further and predict future trends that would significantly improve the lives of homebuyers and at the same time provide homes that are affordable and of good value for money,” said Bandar Rimbayu senior manager Chai Kian Soon in a press release on June 15.

Located in the 56.68-acre Bandar Rimbayu, Selangor, Starling has a total gross development value (GDV) of RM500 million and will comprise 680 units of 20ft by 60ft double-storey flexi homes. The houses will come in three-bedroom layouts with built-ups ranging from 1,621 to 1,802 sq ft. Selling prices start at RM656,800.

According to the developer, Starling is targeted at young families who desire a quality and modern lifestyle. The units at Starling provide a stylish finesse and trendy colour schemes to its physical outlook and feature open plan and flexible layouts in the living room, dining and kitchen space.

Starling is a project under the recently announced Home Ownership Programme (HOC) 2020 and thus, homebuyers of Starling can enjoy a minimum 10% discount on the purchasing price as well as stamp duty exemption for Memorandum of Transfer and loan. Additionally, purchasers are entitled to free legal fees for both sales and purchase agreement and loan.

Starling will be guarded and have two entrances. Facilities in Bandar Rimbayu include the 2km neighbourhood jogging path and bicycle track, central park, pocket parks and playgrounds, badminton court, basketball court, amphitheatre, central lawn and parcourse.

With a GDV of RM11 billion, Bandar Rimbayu comprises residential, commercial, recreational and parkland components. The integrated township is adjacent to Kota Kemuning and consists of four precincts: Flora, Fauna, Bayu and Commercial Hub. Starling is in the Fauna precinct.

The development is easily accessible via Shah Alam Expressway (KESAS), Kemuning-Shah Alam Highway (LKSA), North-South Expressway Central Link (ELITE) and South Klang Valley Expressway (SKVE).
