Binastra Land Sdn Bhd’s second project in Chan Sow Lin, [email protected], has achieved a take-up rate of more than 90% since it was opened for sale in November last year.
According to sales and marketing senior manager Tey K S, the freehold residential project with a gross development value of RM403 million occupies a 2.25-acre parcel in Jalan Satu. With a focus on privacy, the development offers 600 condominium units in two blocks — 45-storey Tower A and 46-storey Tower B — or eight units per floor.
“The concept of [email protected] is different from that of Trion @ KL. The latter is about commercial activities and it will be vibrant, while [email protected] has only residential units and it is about privacy. The product positioning for both developments is different,” he says.
“[email protected] revolves around a theme of privacy and tranquillity … and to sustain a peaceful ambience, it is designed as a low-density development. Also, it is located on one of the very few freehold parcels in Chan Sow Lin and this is one of our main selling points. More than 90% of the units have been booked and more than 300 buyers have signed the SPAs (sale and purchase agreements).”
The condos will have built-ups of 660 to 922 sq ft and offer 2-bedroom, 1-bathroom; 2-bedroom, 2-bathroom; and 3-bedroom, 2-bathroom layouts. Those with built-ups from 800 sq ft will be dual-key ready units. Priced at an average of RM850 psf, or from RM507,800, all units will be partially furnished.
Facilities will include a swimming pool, children’s pool, Jacuzzi, multipurpose hall, games room, kickboxing workout corner, viewing deck, floating pavilion, rock climbing wall, theatre room, elevated jogging track, gymnasium, sky terrace and sky pool.
Tey says the buyers are mostly Binastra Land’s existing customers and he hopes to sell all the units by the end of the year, market conditions permitting.
“Other than the freehold title, another unique selling point of [email protected] is its location, which is close to the KL city centre … within a 5km radius is KLCC, Tun Razak Exchange and Bandar Malaysia. Binastra Land is also known for delivering projects ahead of schedule as we have an in-house construction team, which focuses only on our own projects,” he says, adding that this provides the developer with more control over construction quality and completion time.
[email protected] is connected to various roads and highways such as Jalan Tun Razak, Jalan Istana, Jalan Sungai Besi, Sungai Besi Expressway and Maju Expressway. It is also 500m from the Chan Sow Lin LRT station, which will be an interchange station once the Chan Sow Lin MRT station on the Putrajaya Line (formerly known as the Sungai Buloh-Serdang-Putrajaya Line) is completed.
Trion @ KL
Binastra Land’s first project in Chan Sow Lin is a mixed-use development named Trion @ KL in Jalan Dua. Opened for sale in 2019, it will have three blocks comprising residential, retail and hotel components. Tey says the RM1.2 billion development is scheduled for completion in two years’ time.
The developer has sold all but 60 of the 1,344 apartment units in Trion @ KL and is keeping the 38 retail units to maintain control over the tenant mix. AccorHotels will open a four-star, 235-room Mercure Kuala Lumpur there.
Those who like having a vibrant lifestyle can choose to purchase a unit at Trion @ KL, while those who prefer privacy can opt for [email protected], says Tey. Buyers of units at both developments are mostly young professional families from the surrounding areas such as Cheras, Pudu and Kuala Lumpur, he adds.
“Trion @ KL is about 1km from the Chan Sow Lin LRT station and upon the completion of the development, there will be a shuttle bus service for residents to and from the LRT station,” says Tey.
“Binastra Land plans to launch one project a year. After [email protected], we are looking to launch Suria Garden on a 5.69-acre parcel in Puchong Utama in the third quarter of this year. This is a freehold development and will comprise high-rise units with built-ups of 800 sq ft and 11 retail lots.”
