EXSIM Development Sdn Bhd will launch its first residential development — The Arcuz @ Kelana Jaya — in Selangor next month. The project was privately previewed in April and is now open for sale. As at July, 50% of the units have been taken up.

The 47-storey tower is sited on a 2.02-acre leasehold parcel and has a gross development value (GDV) of RM578 million. It will have 685 units, with built-ups of 753 to 978 sq ft each.

The 2 and 3-bedroom units will be partially furnished with air conditioners, a water heater and kitchen cabinets, and are priced from RM930 psf. The development is due for completion in 2023.

“The Arcuz @ Kelana Jaya is designed to cater for first-time homebuyers, young couples and families,” group head of corporate communications Michelle Siew says. “There are also parents who are buying for their children as they want the latter to live in the vicinity.”

The name “Arcuz” is inspired the arcus clouds, a low horizontal cloud formation that is sometimes seen beneath cumulonimbus. creating the illusion of bringing the sky closer to the ground, EXSIM hopes to “elevate the residents’ spirits while keeping them down to earth”.

One of the unique selling points of the development is its compact design and practical layout.

“This is very crucial because if there is no planning for the space, there will be a lot of unused areas. It is reflected in the built-up … all the rooms will be square in shape, so the residents will be able to move their furniture easily,” says Siew.

The development will have two facilities floor — on the 9th floor (podium) and 46th floor (rooftop).

The facilities on the podium will include basketball and badminton courts, pool decks, bubbler and leisure pools, a children’s pool with waterslide, a gymnasium, a playroom, a playground, a reading room, a jogging path and an event hall. Those on the rooftop will comprise a sky infinity pool, a sky garden, a sky yoga deck, a sky barbecue area and a sky lounge.

“The wide selection of leisure facilities in The Arcuz @ Kelana Jaya befits an energetic lifestyle. We hope that our buyers will experience the pinnacle of modern living with unrivalled best-of-class facilities,” Siew adds.

There will be 1,250 parking bays with each 2-bedroom unit being allocated one parking lot and each 3-bedroom unit, two lots.

The maintenance fee, including the sinking fund, is 38 sen psf.

In terms of connectivity, the development is easily accessible via the Federal Highway, New Pantai Expressway, Damansara-Puchong Expressway, Sprint Expressway and North-South Expressway. It is located close to the Kelana Jaya Medical Centre and the upcoming Station 6 of the Light Rail Transit Line 3 in SS7, Kelana Jaya.

Established in 2008, EXSIM has completed and delivered more than 14 projects. The group has seven ongoing projects with a total GDV of RM4.8 billion. Next year, it plans to hand over three projects in Kuala Lumpur — Nidoz Residences @ Desa Petaling, D’Nuri Residences @ Desa Petaling and Ceylonz Suites @ Bukit Ceylon.
