Sunway Bhd is looking to preview its latest project, Sunway Flora in Bukit Jalil, by the end of next month, following the opening of a sales gallery on Feb 25.
According to Sunway central region property development division senior executive director Chong Sau Min, the freehold project is part of Sunway’s Signature product series. It is designed based on Sunway’s Design & Development Architecture (SDDA), which incorporates elements of sustainability, innovation, health and wellness as well as lifestyle and new experiences.
“The design philosophy aims to foster a healthier, more sustainable and holistic lifestyle for generations and ensures that any developments built by Sunway Property meet the needs of the community. The development is also the first GreenRE Platinum (provisional) certified residential development in Bukit Jalil,” he tells City & Country in a recent email interview.
“As a GreenRE Platinum development, Sunway Flora is designed with energy and water efficiency in mind. Alongside ensuring good indoor air quality, the building’s thermal performance, natural ventilation and renewable energy were some of the considerations. These factors allow for reduced carbon emissions when in operation. The development considers environmental protection during the design and construction stages, with ample green features included.”
Sunway Flora consists of Plots A and B. Soon to be unveiled is the RM723 million Plot A, which spans 5.37 acres and offers 748 condominium units in two towers. The layouts are: three bedrooms and two bathrooms (1,055 sq ft); four bedrooms and two bathrooms (1,206 sq ft); and four bedrooms and three bathrooms (1,507 sq ft).
These units will be priced at RM700 psf (average indicative pricing). Each unit will have two to three parking bays, depending on unit size.
“The homes are designed for multi-generational living. Thus, the development incorporates designs to cater for the elderly, children and differently-abled. Ramps are available in the foyer and bathroom
areas. Practicality and functionality were the angles that we kept in mind as this is the space that our homebuyers will spend most of their time in,” says Chong.
“So, we ensured that all of the bedrooms are designed generously to fit in a study or workspace and that each unit comes with both wet and dry kitchens. A digital lockset for keyless home entry is also provided for enhanced security, along with the 24-hour multi-tier security system for the overall development. For convenience, dedicated parcel and food delivery spaces will be made readily available for the residents.”
The facilities will occupy three landscaped levels of over 4.3 acres. They include a 50m infinity pool, 1km jogging and cycling path, Jacuzzi, badminton-cum-multipurpose court, basketball court, gym, yoga deck and rooftop garden.
There is also a 1.3-acre private linear park that includes conserved trees in the development’s lush landscape. It is divided into five zones, each with its own significant feature. The five zones are: Sanctuary, for gatherings and social activities; Fun, for young children to play and roam; Sharing, for outdoor and landscape; Active, for exercise (it includes a mini skate park); and Sweat, for sports.
Other features include express ramps to multi-level parking as well as electric vehicle (EV) charging infrastructure-ready facilities. Sunway Flora will also be connected to the Muhibbah LRT station via a covered walkway.
“As we continue to enhance the lifestyle of our buyers, we dived in on the various pain points that high-rise residents would face and how our designs can solve them. One of the inconveniences that homebuyers who live in a high-rise development face is the time spent circling the multi-level car park. So, we have built an in-and-out express ramp in our six-level parking zone that will allow residents to drive straight to their parking floors easily without having to go in circles just to reach their allocated parking lots,” Chong explains.
“In addition, our residents can charge their EV right at home as we have incorporated EV charging bays within the multi-level parking zones.”
Scheduled for completion by 4Q2026, Plot A targets upgraders from the surrounding neighbourhoods such as Bukit Jalil, Awan Besar, Sri Petaling, OUG, Old Klang Road, Taman Desa, Kuchai Lama and Puchong, as well as starter families and multi-generational families who are looking for lifestyle living with an easy commute.
Plot B of Sunway Flora, meanwhile, will be a mixed-use development with retail and serviced apartment components on a 3.5-acre site.
Sunway Flora also has various amenities nearby, including educational institutions such as the International Medical University, SJK (C) Lai Meng and Tzu Chi International School, as well as recreational facilities such as the Bukit Jalil recreational park and the Bukit Jalil Golf and Country Resort. It is also 3km away from Pavilion Bukit Jalil.
Sunway’s upcoming launches include the condominium project Sunway Dora in Penang (mid-March 2023), as well as landed projects Sunway Bayu in Ipoh and Sunway Aviana in Johor (May 2023).
Chong is upbeat about the property market for the next 12 months.
“The nation’s economy has strengthened further, expanding 14.2% in 3Q2022, driven by an uptake in domestic demand, improvements in the labour market and continuous policy support, following the country’s reopening of international borders and normalisation of economic activities. Residential markets have increased in volume and value,” he says.
“With economic growth predicted at 4%, we believe that properties in good locations with excellent accessibility, with considerations for a good quality of life and incorporating sustainable features will continue to see encouraging growth.”
