The digitalisation of the property management industry sets the stage for future-ready homes and buildings by connecting assets into a single monitoring platform that comes equipped with predictive analytics and triggers maintenance requirements automatically, and avoids unnecessary energy usage, which ultimately saves operating cost

UEM Edgenta’s asset management division provides healthcare support and property and facility solutions while its infrastructure solutions division consists of infrastructure services such as network management and highways as well as state roads maintenance and consultancy, via a subsidiary that offers project management and engineering, technical and asset management services. With a presence in six countries, its long list of clients, from the public and private sectors, includes some of the region’s biggest companies and government entities.

To manage buildings efficiently, UEM Edgenta’s smart facilities technology system leverages the Internet of Things and data analysis. These technology platforms enable its clients to monitor their facilities remotely and carry out preventive maintenance. Benefits of preventive maintenance include preventing equipment failures and lengthening the lifespan of a building’s assets. 

“UEM Edgenta’s SmartConnect solution, which is part of our smart facilities technology system, focuses on long-term [facilities] maintenance and asset lifecycle management. This allows our clients to optimise workplace productivity and minimise the negative environmental impact of their buildings,” says Syahrunizam. 

SmartConnect, a technology platform, is the essence of the energy management programme offered by UEM Edgenta’s PFS division. 

“SmartConnect platform is about bringing a building and all of its systems online. It collects real-time information from the building and sends it to a cloud system for data analysis to optimise maintenance services,” he says. 

Real-time information that SmartConnect collects includes data from the building’s air-conditioning system, lights, electrical consumption, lifts, fire-fighting systems and automatic doors. 

“Remote real-time monitoring enables our clients to proactively manage their buildings and assets. This brings about greater efficiencies, lower energy consumption and a corresponding lower energy spend, and reduces the building’s carbon footprint. These results are consistent with what is expected of a commercial building’s ESG framework. We are currently enhancing SmartConnect for the hospitality industry by adding the human touch to this platform,” he says. 

For 2021, as a tactical program, PFS is focusing on Health and Hygiene Management with specifics to Indoor Air Quality (IAQ) solutions. This is to help clients mitigate COVID-19 aerosol spread. This program is complemented with Disinfection and Sanitisation solutions as well as Thermal scanning at clients’ business buildings.

Syahrunizam points to UEM Edgenta’s Command & Contact Centre (CnC) as another competitive advantage for the company. CnC is the main contact point for communications and data collection. Monitored by a team of data analysts and scientists, it connects all the buildings, facilities, roads and other infrastructure managed by the company. 

Here, data is streamed into a central data repository and analysed using cloud computing algorithms, machine learning and artificial intelligence. Predictive analytics detects anomalies, recommends predictive maintenance activities and provides insights to UEM Edgenta’s team on the ground for strategic building management planning.
