Sime Darby Property’s latest luxury low-rise condominium The Serenade at The Glades is poised to become an idyllic abode for homeowners and retirees. Forming part of The Glades, a 56-acre master-planned enclave in Putra Heights, Subang Jaya, The Serenade is the final condominium to be offered there.

Boasting green areas, pocket parks and recreational features such as jogging, cycling tracks and fitness facilities, The Serenade will appeal to owner-occupiers that are families and downsizers in the Klang Valley, according to Sime Darby Property. It hopes to entice these buyers with larger floor plans and layouts with a clear separation of personal, work and family spaces.

Surrounded by lush terrains and waterways, The Serenade offers resort-living design and lifestyle. It is low density with only 122 units spread across five blocks, consisting of two, four or six units per floor.

Sprawled over 3.02 acres, The Serenade will offer units with built-ups ranging from 1,335 to 2,465 sq ft, with an estimated average price of RM1.5 million (RM833 psf). The rooms are designed for flexible purposes and can be converted into home offices, and 20 select units will come with their own private gardens.

Stylish and minimalist, the development will have a contemporary façade. One of the striking facets of The Serenade lies in its forward, sustainable design. The units have been designed to offer natural lighting and ventilation while maintaining privacy. The project also includes sustainable building and innovative features such as rainwater harvesting, an automated waste collection system and an inclusive playground for children with and without disabilities.

The units are diversified. Type A will have three bedrooms and three bathrooms while Types B and C will offer 3+1 bedrooms and four bathrooms. Type D and E, with 4+1 bedrooms and five bathrooms, will feature a modern dual-key design that will appeal to multi-generational families. Selected Type C units will also come with indoor-outdoor lanai areas that overlook the landscaped greenery of the central Garden Plaza.

In terms of facilities, residents of The Serenade will be able to enjoy resort-style living with access to The Glades Clubhouse, which is equipped with a gym, sauna, hot tub, multi-purpose hall, tennis courts, as well as a stunning 50m infinity pool fronting tranquil waterways.

Meanwhile, connectivity is excellent, with access to major highways: LDP (via Persiaran Harmoni), ELITE (direct through the Putra Heights Interchange), NKVE, KESAS, SKVE, Federal Highway and NPE, while the Subang Alam LRT station is about 730m away.

Nearby education institutes include Kingsley International School, which is across the road from the master plan, SJK (C) Tun Tan Siew Sin, Sekolah Menengah Kebangsaan USJ 23, Sekolah Kebangsaan Putra Heights, Sunway University, Taylor’s University and Sri Kuala Lumpur School, while nearby hospitals are Columbia Asia Medical Centre, KPJ Selangor Medical Centre, Subang Jaya Medical Centre and Sunway Medical Centre.

The Glades is an established master plan development with a low density of eight units per acre. The enclave has an excellent track record with previous launches that include The Alcove condominium, which achieved a 100% take-up rate for all 72 units amid the Covid-19 pandemic. Meanwhile, The Residences, which comprises 15 units of luxurious three-storey bungalows, were also launched during the pandemic, with prices starting from RM5 million. There are only three units left.

Offering the best of tranquil, resort-style living, The Serenade is set to prosper and capitalise on its strategic location of Putra Heights in the long term. According to consultants, demand will be derived from nearby catchments areas of Subang Jaya, Shah Alam, Puchong and Petaling Jaya.

Values appear firm in Putra Heights. According to registered valuers, the residential segment in Putra Heights can fetch between RM430 and RM490 psf for landed properties, while the prices of non-landed properties vary, with high-end ones fetching up to RM750 to RM850 psf, depending on size and level.
