Location

Slough, home to Europe's largest trading estate in a single ownership, has one of the highest numbers of global company headquarters in the UK, including O2 Telefonica, Mars, DHL as well as Chinese tech firms Yitu, Oppo mobile and ZTE.

Infrastructure & Transformation

Slough is on an exciting journey of regeneration with the game-changing infrastructure of the Elizabeth Line underway - Europe's largest infrastructure project. Due to open in 2022, the Elizabeth Line will have direct services to Heathrow International Airport (15 minutes), Oxford Street (31 minutes), Liverpool Street (38 minutes), Canary Wharf (46 minutes) and Stratford (47 minutes).

Slough will further benefit from the proposed Western Rail Link to Heathrow (which is expected to complete in 2028), improving connections throughout the Thames Valley region - linking Slough directly to the airport in 7 minutes.

Currently Slough residents are benefiting from the Great Western Rail services from Slough station, which is just 15 minutes to Paddington Station via the express service, 20mins to Reading (for Reading University) and 38 minutes to Oxford (for Oxford University).

Furthermore, Slough Council has also secured a £3.5bn regeneration programme backed by major investors including Berkeley, Morgan Sindall, the Abu Dhabi Investment Authority, Aberdeen Assets, that will transform the future of Central Slough, creating approximately 10,000 jobs, developing Slough into a world class location and a centre point for cultural and leisure for the community.

With FDI's latest European Cities Rankings 2020/21 branding Slough 'European Small City of the Future', and £24m of investment secured to transform Slough into 'one of the world's best digitally connected towns', Slough is set to become the UK's latest investment hotspot.

Investment Opportunity

According to Rightmove data dated September 2020, the average Slough property prices is about 40% below London prices, and only being 15mins to London via the fast train, this makes it a cost-effective housing alternative to London. Berkeley, an award-winning UK developer, a master in their craft as one of the most well-renowned master plan regeneration developer, is playing a key part in Slough's transformation with works underway to transform the Horlicks Factory site, into a vibrant new community, known as Horlicks Quarter.

Horlicks Quarter is a 12 acres master plan regeneration development that will take approximately 10 years to complete.

The redevelopment is led by award winning architect Sheppard Robson in partnership with landscape architect Bradley Murphy Design, drawing on industrial heritage of the factory and by applying natural assets to create a community focused and vibrant development.

The regeneration development will feature up to 1,300 high quality new homes, a mix of apartments and houses, plus a new public pedestrian/cycle link through the site which will provide a quicker route to the town centre and train station for the surrounding neighbourhood. The development will also include residents' amenities such as co-working spaces, cinema, gymnasium and a 12-hour concierge. Phase 1 release price starts from just £255,000 for a 1 bedroom and £369,950 for a 2 bedrooms 2 bathrooms, with anticipated rental yields up to 5.5%.
