Gan: The units in Meta Bliz will be bigger, which is suitable for families with two or three children

Villamas Sdn Bhd plans to launch the second residential tower in its flagship development, meta_city, in the third quarter of this year at the earliest, says CEO Gan Teck Seong.
The RM1.8 billion transit-oriented mixed-use development, which sits on a 12-acre piece of leasehold land in Seri Kembangan, comprises four towers on top of a podium.
META_residence will have two towers of small office/home office (SoHo) and serviced apartment units and one tower called Branded Suite. The remaining tower will have two components — a corporate office (META_tower) and a hotel (META_loft). The shopping mall (META_mall) will be located at the podium.
Tower B of META_residence, the 38-storey Meta Bliz, will comprise 462 units of serviced apartments with built-ups ranging from 757 to 1,230 sq ft. The selling price starts from RM480,000.
Compared with Tower A, Gan says the units in Meta Bliz will be bigger, which is suitable for families with two or three children. The total number of units in Meta Bliz is smaller, allowing buyers more privacy.
“There are some small changes to the interior design, which will be clean, simple and minimalistic. But the [main] DNA hasn’t changed, which is to provide lifestyle [living] for families,” he says.
Last June saw the official launch of Tower A, which comprises 396 units of SoHos (Meta Lux SoHo) and 594 units of serviced apartments (Meta Lux). To date, the take-up rate is 60%.
Gan says the take-up rate is quite good considering the slow market sentiment and the number of units released for sale, which is almost 1,000.
The built-up of Meta Lux SoHo will be 450 sq ft while Meta Lux will be 659 sq ft and 864 sq ft. The selling price is between RM280,000 and RM300,000.
The plan for the 320-unit Branded Suite (META_residence’s Tower C) is short-term rental, but the concept is yet to be finalised, says Gan.
Plans for the mall are more firm. The developer will be adding two new components — a convention centre and some strata start-up offices — into the master plan.
The four-storey META_mall will have a net lettable area of 300,000 to 350,000 sq ft. Gan says the highest floor will be a dedicated open space with landscaping that will be integrated with the cinema ticketing area. The surrounding area will have other elements such as F&B and entertainment outlets.
The remaining floors of the mall will have retail shops such as a grocer, and fashion and F&B outlets.
He adds that Farm in the City is a confirmed tenant and will be setting up a petting zoo in the mall. The operator is looking into providing programmes for children to learn to take care of animals.
With regard to the 50,000 sq ft convention centre, Gan says it will be located between the mall and the corporate office and hotel tower. It will be managed by a third-party operator.
Located under the Branded Suite tower and connected to the mall, the start-up strata offices, occupying close to 100,000 sq ft of space, will be for sale and targeted at young entrepreneurs. Gan says the concept for the offices is similar to that of a co-working space, where there are shared facilities for the occupants. The selling price is yet to be confirmed.
He explains that the office space will be smaller than that at the corporate office (META_tower) but affordable, and a separate floor with facilities such as meeting rooms will be provided. This will enable the entrepreneurs to maximise the office space at a lower cost while still having access to facilities.
meta_city is accessible via Jalan Putra Permai, the Damansara-Puchong Expressway (LDP), Maju Expressway and Kajang Dispersal Link Expressway. The Taman Putra Permai station of the upcoming mass rapid transit 2 (MRT2) will be located close to the development. Villamas is looking into constructing a covered link bridge to the MRT station and an interchange from the LDP that will lead directly into the development.
