Residensi Astrea — UEM Sunrise Bhd’s latest offering in Mont’Kiara — has seen a take-up rate of more than 60% since the launch on Oct 20.
Residensi Astrea sits on a 2.4-acre freehold tract in Jalan Kiara 5. The 37-storey condominium block offers 240 units with built-ups from 1,364 to 1,859 sq ft. It is located close to shopping centres — including Jaya Grocer, Publika, 1 Mont’Kiara Mall and Plaza Mont’Kiara — and schools, including Garden International School and Mont’Kiara International School. Another UEM project, Arcoris Mont’Kiara, is also in the vicinity.
In email interview with City & Country, managing director and CEO Anwar Syahrin Abdul Ajib says 40% of the purchasers are repeat buyers, who are members of the Tresor customer loyalty programme.
Some 15% bought the units through referral programmes, while the rest are residents from the surrounding neighbourhoods.
“The response has been good. As the project was only launched a few months ago, the encouraging take-up rate shows that buyers have a lot of confidence in UEM Sunrise’s products. The piling, foundation and substructure works are ongoing,” says Anwar.
The project has a gross development value of RM350 million and the units are priced from RM870 psf.
Each unit will have a separate kitchen and pantry. The kitchen will come with a hood and hob and fitted cabinets. More than half of the units will have a pool view and each unit will have its own private balcony with glass railings.
Facilities include a 45m starlit salt chlorinator swimming pool, splash playground, Jacuzzi, reflective pool and barbecue area at the Stella Deck on the 8th floor. The 36th floor Astral Deck will offer a sky lounge, sky gym and yoga deck.
The maintenance fee is expected to be 35 sen psf. Upon completion, UEM Sunrise’s facility management subsidiary SCM Property Services Sdn Bhd will manage the property.
