Binastra Land Sdn Bhd has recorded a 70% take-up rate for its integrated development, Trion@KL, in Jalan Chan Sow Lin, Kuala Lumpur, after bookings were opened in January.

The development will be a catalyst to transform the industrial area, according to the developer.

“Trion@KL is mainly targeted at young professionals and investors and will be one of the tallest buildings in the city centre,” Binastra Land sales and marketing senior manager Tey Keng Sin says in an email.

“The design strategy of the development aims to revitalise street life at the junction of the commercial/industrial district injecting various street activities around the neighbourhood.”

Emphasis is given on colour and textured elements to attract the young generation. Using a contemporary interior style as a platform for minimalist details, the design stays true to modern sensibilities while paying tribute to timeless accents and personal touches.

The development sits on a 4.075-acre freehold parcel and has a gross development value of RM944 million. It will comprise three towers — two of 66 storeys, and one of 56 storeys — that will offer 1,344 residential units, 38 retail lots and a hotel with 235 rooms. The four star hotel will be operated Mercure Hotel.

The 2 to 3-bedroom residential units will have 28 different layouts and be partially furnished, with built-ups ranging from 689 to 1,055 sq ft. Due to be completed in 4Q2023, prices start at RM549,800 or RM800 psf. The maintenance fee is 36 sen psf.

All units will incorporate an Automatic Waste Collection System, an innovative green technology that reduces costs and ensures hygienic standards.

A total of 1,881 parking bays will be allocated for residences and 402 for the retail lots and hotel guests.

Trion@KL will feature a 50m swimming pool, floating Jacuzzi, sky garden lounge, rooftop garden, badminton courts, a games corner, a multipurpose hall and a reading corner.

Nearamenities include Berjaya Times Square, Sunway Velocity Mall, SJKC Chung Kwo and Tsun Jin High School.

The development is accessible via Besraya Highway, Maju Expressway (MEX), Jalan Tun Razak, Jalan Istana and Jalan Sungai Besi.

The official launch date has yet to be confirmed.
