Warisan Puteri, developed by IOI Properties Group Bhd, is a new and growing township in Sepang. The master plan for the 206-acre, freehold township is to make it self-sustainable with residential, commercial and recreational components. Drawing influences from the ancient Silk Road, the streetscapes at Warisan Puteri feature heritage-themed roads going by names such as Paradise of Persia, Colours of Rangoli, Bliss of Mediterranean, Trail of Nusantara and Street of Palms.

Each residential precinct also has its own organic garden for its community.

Among Warisan Puteri’s residential projects is the 17-acre Ayden 3-storey townhouse development, which has a gross development value of RM194 million. It consists of 344 townhouse units that were launched in two phases in April and December 2018 respectively.

Set to be completed by the first quarter of next year, Ayden townhouses will have 3-bedroom, 3-bathroom layouts, with built-ups of 1,851 sq ft for the lower unit types and 2,142 sq ft for the upper unit types.

Prices start from RM555,800 for the upper units and RM571,800 for the lower units. The monthly maintenance fee is calculated at 8 sen psf and is inclusive of the 10% sinking fund.

According to IOI Properties, the majority of purchasers of the townhouses are newlyweds and young couples aged 27 to 40 who earn an average income of RM3,000 to RM5,000. “They are predominantly owner-occupiers and comprise first-time homebuyers and upgraders looking for an affordable and practical home not too far from the city.”

The homes are also ideal for young families and retirees looking for a serene place to live.

“We are catering to buyers looking for affordable properties with an added value, as the majority of landed properties in the market are priced from RM800,000 to above RM1 million. To fulfil this need, IOI Properties has created these affordable landed homes with a practical design and layout,” the developer says.

Set in a gated community for better security, Ayden townhouses have a minimalist design with large windows and high ceilings, so the homes are bright and spacious. Each of the three bedrooms comes with an attached bathroom.

Within Warisan Puteri alone, residents can enjoy the convenience of existing amenities at KIP Central — the area’s commercial hub — such as F&B outlets, car workshops, a pharmacy, clinic and petrol station, while the KIP Mall and SK Kota Warisan are a short distance away.

Other amenities within a 10km radius or a 15-minute drive of the development include Mitsui Outlet Park, INTI International University, Kuala Lumpur International Airport and klia2, Salak Tinggi ERL station as well as the Smart Selangor shuttle service. In addition, getting to KL Sentral via the ERL takes just 30 minutes.

Its location between Putrajaya, Cyberjaya and Nilai also puts the township within half an hour’s drive from many educational institutions (such as Kolej Teknologi Timur, UniKL MIAT, Aviation Management College Putrajaya, Nilai International School, UiTM Dengkil, Universiti Sains Islam Malaysia, ELC International School, Cyberjaya University College of Medical Sciences, Epsom College, Multimedia University, Lim Kok Wing University, Rafflesia International and Private Schools and Nexus International School Malaysia), shopping attractions (D’Pulze Shopping Centre in Cyberjaya, Alamanda in Putrajaya, MesaMall Nilai, AEON Mall Nilai, Tesco and Giant in Bandar Baru Nilai), medical facilities (Nilai Medical Centre and Hospital Putrajaya) as well as leisure and recreational activities (Nilai Springs Golf & Country Club, Sepang International Circuit and Putrajaya Wetlands Park).

The township also enjoys seamless road connectivity via the Putrajaya-Cyberjaya Expressway, North-South Expressway Central Link (ELITE), Nilai-KLIA Highway, Maju Expressway (MEX), Lebuhraya Damansara-Puchong (LDP) and the South Klang Valley Expressway (SKVE).

Apart from Ayden, Warisan Puteri’s other developments are the Evira and Avista 2-storey terraced homes, which were launched in October 2015 and September 2016 respectively, and the Alanis serviced apartments, which were launched in two phases in September 2019 and February this year.

Avista is fully sold whereas Evira and Alanis are 94% and 73% taken up so far. Meanwhile, there are around 59 townhouse units still available at Ayden.

According to IOI Properties, future phases at Warisan Puteri will comprise 19.87 acres of commercial development and 112.38 acres of residential development on the remaining 132.25 acres of leasehold land.
