The Jalan Jujur commercial hub in Bandar Tun Razak is a rather quiet area, consisting of Jalan Jujur, Jalan Jujur 1, Jalan Jujur 2, Jalan Jujur 3 and Jalan Jujur 4.

The area is relatively small, with several blocks of two-storey shophouses. There are government agencies such as Klinik Kesihatan Bandar Tun Razak, Klinik Pergigian Bandar Tun Razak and the Bandar Tun Razak branch of Dewan Bandaraya Kuala Lumpur (DBKL).

Businesses here include car and vehicle workshops, hardware shops, convenience stores, grocery stores, food and beverage outlets as well as fashion and textile boutiques. A DBKL hawker centre is being constructed on Jalan Jujur 3, which is located diagonally across from the government agencies. There is also a BHP Petrol station next to this commercial hub.

The Jalan Jujur area — “jujur” means “honest” in Malay — has narrow one-way streets and limited street parking. When City & Country visited during the Movement Control Order period, street parking here was full, as with other commercial hubs in the Klang Valley.

As the streets are narrow, motorists cannot double park, resulting in them resorting to parking in the back lanes and surrounding area as well as on the curb.

Metro Homes Realty Bhd executive director See Kok Loong says the Jalan Jujur commercial hub is in the older part of Cheras and caters for those living in the vicinity.

He notes that the property prices here have seen no big movements in the last 10 years. However, he expects prices to move with the completion of Aset Kayamas Sdn Bhd’s The Holmes 2 and Razakmas 2 developments on nearby Jalan Budiman, as they will draw more people to live in the area.

“Based on past transactions, the prices were low and do not show the market value … [Nevertheless], the prospects of the commercial hub will be better because of the two developments, which will bring in new clients upon completion. In the next two years, the property prices there should reflect the market price, transacting from RM1.2 million,” he says.

According to data provided by See, 11 transactions have been recorded in the area since 2010. The leasehold tenure for the units is until June 2080. It is worth noting that the seller in most of these deals was DBKL.

In the three most recent deals — two in 2017 and one in 2019 — the shophouses were sold between RM412 and RM607 psf.

The two units sold in 2017, located on the main road of Jalan Jujur, have built-ups of 1,650 and 1,647 sq ft and were sold for RM680,000 and RM1 million respectively. The 1,650 sq ft shophouse sold in 2019 was transacted at RM725,000, or RM439 psf.
