SkyWorld Development Sdn Bhd is set to launch Tower C of The Valley Residences at SkySierra in Setiawangsa, Kuala Lumpur, this month. Occupying a 4.66-acre parcel in SkySierra — a 13.6-acre leasehold mixed-use development — The Valley Residences has a gross development value (GDV) of RM760 million and comprises Towers A, B and C — of 48, 43 and 54 storeys respectively — with 1,309 units in total. 

According to group deputy CEO Lee Chee Seng, the project was conceptualised with the natural setting of the site in mind. Located in the valley of a mountain range, the residential towers will resemble three overlapping mountains with a valley in between, he says.

Towers A and B — with a total of 820 units — were launched on Feb 16 last year and have achieved a take-up rate of 90% to date. Looking at the good response, the developer is confident that there will be demand for Tower C regardless of the current market conditions.

With views of the Kuala Lumpur city centre, the 489 units in Tower C will come in three layouts of 1,018, 1,118 and 1,318 sq ft. The selling price starts at RM558,000 and 30% of the units will be included in Maybank’s HouzKEY programme. Tower C will sit on the same podium as Towers A and B, with all three expected to be completed in 2023.

Lee says units in Tower C will feature large windows to maximise natural lighting and ventilation. The 1,018 and 1,318 sq ft dual-key units will have two or three bedrooms, one or two bathrooms, and a studio, while the 1,118 sq ft single-key units will have three bedrooms, three bathrooms and a study.

“The project addresses the growing demand for homes that are located in close proximity to the city centre and is ideal for those who frequent the Kuala Lumpur central business district. Hence, these units cater for those aged 25 to 60, including young professionals, newlyweds, small to medium-size families, upgraders and investors,” he adds.

“We will adhere to the standards of Qlassic (Quality Assessment System in Construction) and Green Building Index during the construction and completion of the project. The development will also have an Automated Waste Collection System (AWCS), ensuring that the garbage will be well managed and speeding up the whole garbage collection process while reducing manpower requirements.”

The Valley Residences will provide 24-hour, four-tier security and offer facilities such as an Olympic-size swimming pool, wading pool, Jacuzzi cove, garden lounge, power MMA gym, aerobic studio, dance/yoga studio, multipurpose hall, stargazing deck, sky theatre, breeze lounge and barbecue corners. The maintenance fee is set at 30 sen psf per month.

With a GDV of RM1.8 billion, SkySierra will be developed in two phases. Phase 1 comprises The Valley Residences while Phase 2 is the commercial component with a retail mall, corporate office and serviced apartments that are expected to be launched at a later date.

Nearby amenities include AEON AU2 Setiawangsa, Giant Supermarket Setiawangsa, Wangsa Walk Mall, Gleneagles Kuala Lumpur, HSC Medical Center, SK Setiawangsa, Fairview International School and Titiwangsa Lake Garden. Transport hubs within a 4.3km radius include the Setiawangsa, Jelatek, Dato Keramat and Damai LRT stations.

The development is easily accessible via the Ampang-Kuala Lumpur Elevated Highway, Middle Ring Road 2 and Duta-Ulu Kelang Expressway, and is linked to the upcoming Setiawangsa-Pantai Expressway.
