KUALA LUMPUR (April 29): Sime Darby Property Bhd has seen strong demand for homes at the latest instalment of its Elmina Valley development, with the first phase of the instalment sold out. 

In a statement, Sime Darby Property said the first phase of the Elmina Valley Five (EV5) instalment saw almost all of the 168 homes on offer sold on the launch day on March 23. 

The second phase launched last Saturday saw 83% or 171 units of the 205 homes on offer taken up within two days — with the balance 37 units consisting of corner and intermediate units. 

“We planned to launch only 113 units of Phase 2, but after seeing the response from buyers on the first day, we made the decision to open up all 205 units for purchase. This brings the overall take up of EV5 to 90%, a major achievement in a challenging market,” said Sime Darby Property Township Development chief operating officer Datuk Wan Hashimi AlBakri Wan Amin Jaffri. 

The second phase of EV5 is composed of double-storey linked houses with built-up areas and starts from 2,404 sq ft in size, with prices starting from RM850,399 (after sales rebate but before Bumiputera discount). 

Potential buyers are eligible for stamp duty exemptions for property purchases of up to RM1 million before June 30, as part of the 2019 National Home Ownership Campaign. 

Wan Hashimi said the freehold development is located as part of the group’s larger City of Elmima development, which is characterised by a 300-acre park (of which 36 acres have been completed). 

As it stands, the group has delivered 1,282 homes in the Elmina Valley precinct over the last three years, with EV5 being the last instalment of the precinct. 

Properties in EV5 have an open plan layout that allows for greater flexibility, with features such as ramps, low height switches and pocket sliding doors for those who are differently abled or are elderly. 

The homes also come with FittingsPlus++, which includes built-in air conditioning piping, instant water heaters, booster pump and an external water filter.

Furthermore, the properties include stone wool roof insulation, timber flowing, built in alarm systems — with homeowners being given two years worth of complimentary high-speed internet of 1Gbps from Timedotcom as part of their purchase.  

The township is accessible from the North Klang Valley Expressway, Guthrie Corridor Expressway, LATAR Expressway, ELITE Highway and Federal Highway, and the Damansara-Shah Alam Highway (DASH), which is expected to be completed by early 2020. 

The expressways also links the township to the Sultan Abdul Aziz Shah Airport and the Kuala Lumpur International Airport.

At 4:37pm, shares of Sime Darby Property were down 2.63% or three sen at RM1.11 — with 297,800 shares traded — giving the group a market capitalisation of RM7.75 billion.
