PETALING JAYA (April 2): Sime Darby Property Bhd’s latest offering, Elmina Green Four Phase 1 in its township, the City of Elmina in Shah Alam, Selangor, has been fully booked during its weekend launch. It comprises 189 units of freehold, landed homes.

During the early bird online booking on March 26, a total of 98 units with starting prices of RM778,888 before rebate were fully booked within two minutes, said the developer. 

Sime Darby Property group managing director Datuk Azmir Merican said in a press release: “Elmina Green Four is the culmination of years of research and design innovation for practical, comfortable and convenient spaces in homes. Clever use of space is especially vital to accommodate the new norm of working and studying from home.”

Due to the positive results, the City of Elmina team released another 91 units of Phase 1 for online and public walk-in bookings on March 27, with the new additions selling out within less than a day.

Meanwhile, another upcoming launch, Stage 3, consisting of 89 units of Elmina Green Four, is open for registration and will be available for booking in April. Potential homebuyers will enjoy benefits from the Home Ownership Campaign, which runs until May 31 this year. 

Azmir added: “The unprecedented happening of year 2020 pushed property developers like Sime Darby Property to re-evaluate home design and the incorporation of space. Moving forward, we will continue to develop homes that meet the changing needs of all families, situating them in well-connected locations and with the right pricing.” 

Elmina Green Four is part of the Signature Series in the Elmina Green precinct comprising 349 units of freehold 20 x 70 and 20 x 80 two-storey link homes on a 29.1-acre land. All units come with built-ups targeted for young and multi-generational families and those looking for a home upgrade. 

According to the developer, the 20 x 70 homes have a minimum built-up of 2,051 sq ft, 25% more spacious than the average built-up in similar projects around the Klang Valley while the 20 x 80 homes have a minimum built-up of 2,260 sq ft. The extra 10ft provides a more spacious kitchen and a double-volume dining space that is suitable for hosting families and friends.

Elmina Green Four offers design elements such as rustic brick veneer cladding and pitched roofs that add a timeless look to the home’s exterior. The interior boasts a modern open-plan layout that allows more natural light and airflow into the home, improving comfort while reducing energy consumption. The multi-generational home also caters to the elderly residents, with features like ramps and a sliding door to the bathroom on the ground floor.

The units also come with premium finishes, branded sanitaryware, laminated timber flooring on the first floor, a built-in alarm system and mineral wool roof insulation. The homes are enriched by FittingsPlus+ features such as an outdoor water filter, built-in security grilles, air conditioning power points and ducts, booster water pump and water heaters. These value-added features offer homebuyers a hassle-free move-in experience, said the developer.

Elmina Green Four forms part of the 6,500-acre township of The City of Elmina with much emphasis on wellness, community, and sustainability. The self-sustaining township is located within the Greater Klang Valley and is part of the new growth area along the Guthrie Corridor Expressway (GCE). 

It is easily accessible via highways including the GCE, New Klang Valley Expressway (NKVE), Kuala Lumpur-Kuala Selangor Expressway (LATAR) and the upcoming Damansara-Shah Alam Highway (DASH). Apart from its connectivity, the township offers sustainable features such as 1,118 acres of parklands, 90km of cycling and jogging track, and a commercial hub.
