Sime Darby Property (SDP) is expected to unveil 2-storey link homes in Phase 2 of Serenia Adiva at Serenia City in Sepang on March 9.

“Serenia City’s residential products have been well received by the market since the introduction of Serenia Amani, the township’s first residential pro­duct that was fully sold within an hour of its launch in April last year,” says SDP general manager Mohd Idris Abdullah in an email interview.

“Serenia Adiva’s superior quality, multigenerational design and competitive pricing were key factors that contributed to the success of its first phase. We are pleased to announce that the second phase will be open for preview on March 9.”

The 18.72-acre second phase has a gross development value (GDV) of RM126.21 million. Due to be completed in March 2021, it comprises 226 two-storey link homes with built-ups of 1,874 to 2,137 sq ft. The 4-bedroom 3-bathroom units are priced at RM596,888 onwards (before 7% bumiputera discount).

The open plan of the homes combines the living, dining and kitchen areas to optimise the use of space while the porch is column-free to enable easy parking. The corner/end units also have a partially covered terrace from the porch to the backyard with a spill-out breakfast deck acting as an extension of the living space.

Other features include a wheelchair-friendly guest bedroom on the ground floor, a multigenerational design of the entrance, living and dining areas and guest bedrooms to meet the needs of the elderly and disabled, tropical and energy-efficient design principles for better thermal comfort (natural ventilation) and naturally lit interior spaces. The homes are also linked to jogging and cycling tracks, parks and amenities such as neighbourhood shops that are targeted to be completed in 2022.

“The first phase of Serenia Adiva was fully sold within three months of its launch in October last year, indicating strong demand for products offered in the right location at the right price,” Idris points out.

With a GDV of RM96.85 million, the 16.21-acre first phase comprises 176 two-storey link homes that are priced at RM561,888 onwards (before 7% bumiputera discount). The phase is expected to be completed by October 2020.

Serenia City has easy access to the North-South Expressway Central Link (ELITE), Maju Expressway, Salak Tinggi ERL station, KLIA and klia2. Its link to ELITE is enhanced by the Bandar Serenia interchange that opened on Nov 26 last year.

The township is situated close to Cyberjaya (13km), Putrajaya (15km), Puchong (31km), Subang Jaya (33km) and Kuala Lumpur (43km) as well as Mitsui Outlet Park and Xiamen University. It also boasts 24-hour auxiliary police patrols.
