Sime Darby Property Bhd is looking to launch its RM113 million Serenia Ariya development in Serenia City in Sepang by Aug 29. Its group managing director Datuk Azmir Merican tells City & Country that Serenia Ariya occupies 18.88 acres and offers 202 two-storey terraced houses. Available in three designs, these units range from 1,589 to 2,235 sq ft.

As part of the Spotlight 8 campaign, Serenia Ariya offers homes suitable for young couples and multi-generational families. The developer is targeting single adults, newly married couples, young families and multi-generational families.

The units at Serenia Ariya feature an open-plan layout on its ground floor, a high ceiling in the family area, a basic full alarm system as well as a multi-generational element in its ground floor bedroom. These units are priced from RM565,888.

“[Serenia Ariya] will be launched over two phases, and we expect the development to be completed in August 2022. It is the fourth residential phase in Serenia City, fronting an eight-acre neighbourhood park called Serenity Park, which has a 100-year-old tree commemorating its tea plantation heritage,” says Azmir, who was appointed group managing director on April 22.

“The development offers residents a comfortable environment, not just in their homes but also in their surroundings: for example, clean and spacious side lanes, which can be used for events and community gatherings.”

The amenities at Serenia Ariya include a two-acre Ariya Community Park with a community plaza, perimeter fencing with a guard house, jogging and cycling tracks, fitness stations, multipurpose courts, a sheltered pavilion, stargazing lounge, children’s playground as well as linear park.

Because of the good response to its online sales campaigns earlier, Azmir is confident that Serenia Ariya will do well despite the current challenging market conditions.

“Our achievements show that we have been successful with our sales strategies during this period. With the reintroduction of the Home Ownership Campaign 2020, we expect demand for a multi-generational development such as Serenia Ariya,” he explains.

“Our first batch of Serenia City residents moved into the township in June 2020, after the handover of Serenia Amani. With this, we expect demand for Serenia Ariya to further increase. This sentiment is fortified by our success in delivering great results, as all our launches in Serenia City have achieved a take-up rate of 90%, if not 100%, owing to its attractive master plan.”
