The township of Setia Alamsari in Bangi has been undergoing a rejuvenation process since its new sales gallery was moved to the township last year. In an interview with City & Country,

S P Setia general manager (niche development) Soh Wai Fong says Setia Alamsari was initially developed by its sister company, I&P Group Sdn Bhd, under the name Alam Sari.

Soh explains that Setia Alamsari has two parts. I&P Group started developing on the first 432.5-acre parcel in 2007. In 2017, S P Setia bought a 342.5-acre site (now the southern part of the township) and acquired I&P Group.

“We subsequently rebranded it Setia Alamsari — the name ‘Alam Sari’ had been there for 10 years, so we kept the name and added the brand ‘Setia’. The merging has resulted in a freehold township of 775 acres in total,” he adds.

“In tandem with the rebranding, we did a lot of things on the ground and the main thing is that we relocated the sales gallery from Bandar Baru Bangi to the township. We wanted to have a presence in the township — when potential buyers come to the sales gallery, they can visit the township. Also, we can get feedback from the residents [at the gallery].”

S P Setia has also started upgrading the landscape in the township, including along the roads and the three lakes that had been retention ponds. “The three lakes had not been maintained for a while and there are wild plants, so we are cleaning up the place now and we will do the landscaping to turn it into a recreation area where people can jog or fish,” he says. “The whole area is eight acres. There will be a jogging track, a treehouse for children, fitness stations and a water pavilion. These amenities will provide healthy recreation activities for the residents as well as the people from the surrounding areas. We target to complete the works by the middle of this year.”

The developer is also looking at improving accessibility and upgrading the roads. It recently completed a new link at the eastern side of the township and is awaiting approval from the Kajang Municipal Council (MPKJ) for its opening.

The new link will connect the residents to Jalan Bangi Lama and Semenyih, cutting the travel time by 20 minutes, according to Soh. He foresees that it will bring more people into the township.

There is also an upcoming link in the southwest that will link the township to Bangi Avenue and Bukit Mahkota. Soh adds that earthwork is being done and completion is scheduled for end-2020.

The developer is looking to upgrade the road leading to the UKM KTM station 2km away in a collaboration with MPKJ.

 

Mostly residential

Soh notes that Setia Alamsari — which has a total gross development value (GDV) of RM5.3 billion — will have mostly residential properties and very limited commercial units. It is targeted at families and investors seeking capital appreciation.

“The commercial component will be those retail units located under the upcoming serviced apartment developments and there won’t be standalone shops. The population in the township is small, so it is difficult to cater for any form of commercial activities,” he adds.

Since 2007, a total of 748 units have been launched and handed over in Setia Alamsari — representing about 20% of the land area. These units are semi-detached and terraced homes.

Soh explains that S P Setia will offer new property types such as bungalows, apartments, cluster homes and superlink homes in the township. There will also be three Rumah SelangorKu schemes and six serviced apartment projects.

Upon its completion within 10 years, the township will have 6,500 units with an estimated population of 26,000, on the basis of four persons per household.

S P Setia also has two projects in the neighbouring Semenyih — Setia Ecohill and Setia Ecohill 2. Soh notes that to set Setia Alamsari apart from the townships in Semenyih, they have different target markets that result in distinctive designs. “The properties at Setia Ecohill and Setia Ecohill 2 have modern designs, while we offer a contemporary tropical design in our products at Setia Alamsari.”

“Another feature of Setia Alamsari is that it is next to Universiti Kebangsaan Malaysia, which has 2,700 acres of land. Some 90% of the land are greenery, so there will always be a green lung next to the development,” says Soh.

Since the relocation of the sales gallery last September, S P Setia has launched and previewed four landed property phases in Setia Alamsari — Avis 1, Avis 2, Clover and Middlemist. The RM35.8 million Avis 1 offers 48 units of 2-storey terraced houses with built-ups of 1,826 to 1,924 sq ft (land area: 22ft by 80ft). To be completed by end-2020, these units are priced at RM668,000 to RM1.053 million.

Avis 2 — with a GDV of RM47 million — offers 61 units of 2-storey terraced houses of 1,953 to 2,199 sq ft (land area: 22ft by 80ft). These units are selling at RM709,000 to RM1.031 million and are scheduled for completion in early 2021.

Clover is a RM34.3 million development with 28 units of 2-storey semi-detached houses. With a built-up of 2,597 sq ft (land area: 40ft by 80ft), these units are priced from RM1.183 million to RM1.354 million. They will be completed by end-2020.

Middlemist is a premium product featuring 2-storey semi-detached houses. All eight units will have a double frontage façade with park and lake/waterway views. With a built-up of 2,895 sq ft (land area: 40ft by 80ft), the units will have living rooms that are located at the back. They are selling at RM1.577 million to RM1.79 million.

“We are selling these projects without a show unit and since some of these units are above RM1 million, we expect sales to be slower. In March or April, we will launch another semidee project, as well as the township’s first bungalow and superlink house project. A Rumah Selangorku scheme will also be launched by the middle of this year,” says Soh.
