Seri Pajam Development Sdn Bhd aims to provide more affordable houses for the low and middle-income groups via its promotional schemes. 

Established in 1994, among Seri Pajam’s projects are Nada Alam (160 acres), Citra Embun (eight acres) and Citra Hill (79 acres) in Nilai, Negeri Sembilan; Tiara Heights (39 acres) in Sepang, Selangor; and Nusa Intan (240 acres) in Senawang, Negeri Sembilan.

“People nowadays are willing to buy properties in Negeri Sembilan owing to its strategic location and easy accessibility to the Klang Valley via major highways. Homebuyers usually prefer landed properties as these are more spacious,” says Seri Pajam chief operating officer Ten Wee Siong.

Population and demographic trends in the Klang Valley continue to show a strong demand for residential properties.

“About 90% of our buyers are from the Klang Valley and we continue to see growing demand. We have also recorded strong sales for projects in Pajam, Nilai, Senawang and Seremban, and we believe the demand for houses in certain areas of Negeri Sembilan still remains strong,” he adds.

More than 60% of Seri Pajam houses are priced within the affordable range, such as the 150-acre Bayu Indera Lukut in Port Dickson, Negeri Sembilan, and the 64-acre D’Mayang Sari in Nilai. The former comprises 1,663 one-storey terraced homes with built-ups of 1,064 to 1,394 sq ft and is priced from RM250,000. The last phase was previewed in January and is currently 40% taken up. There are a total of three phases.

D’Mayang Sari features 743 two-storey terraced homes with built-ups of 1,844 to 2,480 sq ft and prices starting from RM504,000. Phase 12 was launched in 2018 and is 80% taken up so far.  There are a total of 14 phases.

Meanwhile, 300 units of the 13.3-acre Tunas Residensi (Block A and B) in Nada Bidara at Gadong Jaya, Seremban, were launched on Jan 19 and are fully taken up. The last block was soft-launched in the beginning of this month and has achieved a take-up rate of 30% to date.

Located in Nada Bidara — a 92.4-acre freehold township in Seremban — Tunas Residensi has a gross development value (GDV) of RM133.6 million. It comprises three blocks of 460 residential units overlooking the central park. Expected to be completed by 2023, the 3-bedroom, 2-bathroom units built-ups of 930 to 1,000 sq ft. Prices start at RM225,000.

“Tunas Residensi caters for discerning purchasers and first-time homebuyers, and our three criteria — smart, sustainable and liveable — have inspired numerous value-added features,” says Ten.

“This project aims to promote healthy and community-centric living among its residents. Homes here are not only affordable but also well designed to fully utilise living spaces to serve different functions.”

Facilities include a parcourse, an outdoor barbecue pit, family friendly streets, a children’s playground, an outdoor gymnasium and a jogging track. The maintenance fee is estimated at RM80 per month (to be confirmed upon vacant possession).

“The Nada Bidara township provides a smart built environment that enhances residents’ safety and privacy. The fibre optic infrastructure, online management system and activity spaces are also expected to facilitate a knowledge-based community,” he adds.

Among the green features incorporated in the township are solar power, rain water harvesting and a self-sustaining landscape, which conforms to the environment and require only inputs such as water and fertiliser that are naturally available, with little or no additional support. It also provides comfort and convenience for all residents, from the young to the elderly, says the developer.

With a GDV of RM483.3 million, the gated-­and-guarded Nada Bidara comprises residential and commercial components, a 37-acre lake, numerous shared facilities and outdoor landscaping.

Convenience and comfort

Ten says the group offers homes with modern façades that are well ventilated and allow in natural light. The kitchen and bathrooms have full-height wall tiles, while the units have well-planned floor layouts and high ceilings.

He notes that another unique selling point is that selected products at Seri Pajam come with a fully extended backyard and car porch for extra space.

“In terms of connectivity, all our projects are easily accessible via the Kajang-Seremban Highway, Seremban-Port Dickson Highway and North-South Expressway. These highways make commuting in and out of the city effortless,” Ten adds.

Developments in the vicinity of Seri Pajam’s projects such as the Tabung Haji Hotel and Convention Centre, AEON Nilai, Horizon Village Outlet, Kuala Lumpur-Singapore High-Speed Rail and Paroi-Senawang-KLIA Expressway are expected to enhance property prices there.

Being surrounded by educational institutions such as INTI International University, Nilai University, Xiamen University Malaysia, Universiti Sains Islam Malaysia and Manipal International University will also provide residents of Seri Pajam’s projects with a number of higher education choices for their children.
