Phases 1 and 2 of Sime Darby Property Bhd’s (SDP) Serenia Aiora in Serenia City, Sepang, Selangor, have achieved a take-up rate of 100% and 75% since their launch last Oct 23 and Nov 20 respectively.

SDP group managing director Datuk Azmir Merican attributes the positive take-up rates to the affordable price range and location. “Our strategic plan to offer the right products in the right location and at the right price point works here at Serenia Aiora,” says Azmir.

“The project is an extension of the neighbourhoods in Serenia City. Located on one of the highest points and neighbouring four lush parks — Central Park, Serenity Park, Aman North Park and Aman South Park — Serenia Aiora will add a fresh feel to the vibrant neighbourhood and give homebuyers a vantage view of the entire development.”

Spread across 28 acres, Serenia Aiora has a gross development value (GDV) of RM203 million and will comprise 282 freehold 2-storey link homes. It was launched in two phases: Phase 1 (144 units) and Phase 2 (138 units). The 4-bedroom and 4-bathroom units will have built-ups ranging from 1,866 to 2,132 sq ft and prices start from RM702,888. The two phases are expected to be completed next year.

According to the developer, the project is designed to cater for the growing demand for quality and spacious freehold landed homes in southern Klang Valley. “Embracing the concept of post-pandemic living, we built larger homes with more spacious and flexible areas, incorporating en-suite bathrooms in all bedrooms, which allow residents to have their own space and privacy,” says Azmir.

Flexible and versatile layouts 

SDP says houses in Serenia ­Aiora will feature modern A-frame façades that exude a timeless and elegant style, which is minimalist and modern.

As the Covid-19 pandemic has caused many homebuyers to prefer bigger homes that afford a more flexible use of space, the houses in Serenia Aiora have been designed to be larger than the average 20ft by 70ft terraced homes. The larger built-up areas will make the units more suitable for big and growing families, while taking into account the requirements to work or study from home.

The houses will be fitted with large windows and sliding doors to promote natural lighting and ventilation. “There will be a spacious room on the ground floor that offers flexibility to suit a family’s evolving needs, including being used as a suite for assisted living, an office space, a study or an art studio. The living area on the upper floor is versatile and gives homeowners adequate privacy for work and/or play, with a large bay window overlooking the garden [for corner and end units],” says Azmir.

He adds that each house will also come with water heater points for all bathrooms, a booster pump, built-in USB charging points in the master bedroom, air-conditioning power points for all bedrooms and living areas as well as a two-year free subscription for high-speed internet.

Designed to complement Serenia City, dubbed the Garden City of KLIA, where homes transition seamlessly between indoor and outdoor parks, Serenia Aiora will be ideal for homebuyers looking for spacious freehold landed homes in a new and vibrant neighbourhood.

The developer also intends to improve the quality of life in the neighbourhood with an emphasis on facilities and green areas. Serenia Aiora has introduced a Multi-Gen Parks system of four parks with inclusive activity spaces that cater for the different needs of people.

“The Euphoria Park is designed for children’s enjoyment, with a swing garden and Hobbit-themed playscape; the Lawn Park has lush lawn areas for exercise and meditation; the Recreation Park is fitted with outdoor fitness equipment and a children’s kick-about lawn; and the Dynamic Park comes with a multipurpose court offering a variety of uses for families,” says Azmir.

As for green features, the houses were constructed using the Industrialised Building System. “The construction is done using system formwork and a concrete party wall, which is a more sustainable construction method. This allows us to reduce construction waste while speeding up the development process, without compromising on the quality of the product,” Azmir explains.

In addition, the 12 lakes scattered throughout Serenia City function as effective flood mitigation solutions and natural filters, while the green hedges along the roads and walkways act as natural buffers and are part of the developer’s Crime Prevention Through Environmental Design (CPTED) initiative.

“Subsequently, we want to offer lifetime homes with Serenia Aiora, whereby the spaces are versatile and flexible to cater for the needs of a multi-generational family. We want to bring to life our vision of Serenia City — Live Your Aspirations,” says Azmir.

With a GDV of RM9 billion, the 2,370-acre Serenia City comprises residential, commercial and industrial properties. The township, which is 50% developed, has access to nearby amenities such as Mitsui Outlet Park, KIP Mall Kota Warisan, Xiamen University and Klinik Kesihatan Dengkil.

It is 30 minutes away from the Kuala Lumpur city centre via the Express Rail Link and the Kuala Lumpur International Airport (KLIA) is within 15km. Accessibility to the area is via the North-South Expressway, North-South Expressway Central Link and Maju Expressway.

Meanwhile, SDP plans to launch 2-storey link homes measuring 20ft by 70ft with built-ups starting from 1,934 sq ft in Serenia City in the second quarter of this year.
