Since the launch of its Myra project in Potong Pasir, Singapore, on Sept 26, Selangor Dredging Bhd (SDB) has sold 18 of the 85 units, but the deve­loper is confident there will still be demand, owing to its strategic location.

Sited on a 0.7-acre freehold parcel on Meyappa Chettiar Road and Woodsville Close in District 13, Myra has a gross development value (GDV) of S$150 million (RM455.62 million) and comprises a 12-storey tower with 85 residential units. Priced from S$1.06 million to S$3.06 million, the one to four-bedroom units will have built-ups ranging from 474 to 1,324 sq ft. The project is expected to be completed on Nov 30, 2024.

Designed by UK-based Pitman Tozer Architects and Singapore-based JGP Architecture, Myra is built on the principles of liveability. The name “Myra” was derived from “Palmyra”, a tall fan-leaf palm from India. “I want every person who steps into Myra to feel the sense of greenery, with layers of trees, ferns and shrubs,” group managing director Teh Lip Kim says in an email.

“We hope to achieve a more liveable and sustainable living environment for residents and the surrounding community. Through the Urban Redevelopment Authority (URA) — a statutory board under the Ministry of National Development of the Singapore government — initiative, we expect Myra and its surroundings to be filled with green lungs and eventually become a car-lite and cyclist-friendly community.

“In this pandemic, there were difficulties in executing the project, owing to travel restrictions; thus, we used technology by visualising the development and location via video calls and managed to achieve our objectives through trial and error.”

According to the developer, Myra cuts a distinctive profile from afar with its softly rounded façade and subtly coloured aluminium ribbons, which change in tone from bottom to top — from champagne on the lower floors to muted gold on the topmost floors of the horizontal bands. The horizontal ribbons also serve to protect both the occupants and building from the sun and rain, as well as shield the balconies and air-conditioning ledges.

Teh says units at Myra cater for young married couples with or without children, young or married couples living with parents, multi-generational families and parents purchasing for their children. “This project will be suitable for those looking into asset preservation and longer-term appreciation, which ultimately sets it apart from leasehold properties.”

Myra is strategically located between the CBD and the east by highways such as the Pan Island Expressway (PIE), Central Expressway (CTE) and Kallang-Paya Lebar Expressway (KPE).

There will be a total of 70 car parking bays and 22 bicycle bays. Facilities include a 25m lap pool, hydrotherapy pool, reflection garden, hydro and outdoor gymnasium, leisure lawn, chill deck and an al fresco barbecue area. The monthly maintenance fee will start from S$305.

The project is near shopping malls such as Macpherson Mall and The Poiz Centre; education institutions such as St Andrew’s Secondary School and Junior College, Bendemeer Primary School and Pei Chun Public School; healthcare and sports facilities such as Tan Tock Seng Hospital, Farrer Park Hospital and Toa Payoh Sports Centre; and parks such as Bidadari Park and Aljunied Park. It is also located 150m away from the Potong Pasir MRT station.

Meanwhile, SDB plans to launch strata homes with a GDV of RM450 million in Bukit Serdang, Seri Kembangan, in 2Q2021.
