S P Setia Bhd’s latest offering, Artoca in Setia Alam, was fully taken up on its launch day on May 25. The starter homes saw interest from more than 200 people.

“With prices starting from below RM500,000, Artoca is the most affordable option [for landed homes] in Setia Alam. It is targeted at homebuyers who are looking to settle down in this award-winning township,” Bandar Setia Alam general manager Tan Siow Chung said in a press release.

“The starter homes series was first launched last year to give both first-time homebuyers and upgraders a chance to own a landed residence in a thriving community,” added Tan.

Artoca has a gross development value (GDV) of RM60 million. The freehold development will have 106 two-storey terraced houses (18ft by 65ft) with built-ups of 1,499 to 1,630 sq ft and two layouts — three bedrooms and three bathrooms or four bedrooms and three bathrooms. Priced from RM494,760 (for bumiputera lots), each unit will come with a column-free car porch.

“As with all the other precincts in Setia Alam, Artoca is safeguarded by natural barriers of hedges and streams, and fortified by perimeter fencing. The single access point will be closely monitored by security guards to assure the safety and security of the residents,” said Tan.

According to the developer, the reasonably priced houses attracted buyers from the surrounding areas such as Meru, Klang, Kapar, Bukit Tinggi and Shah Alam as well as other highly populated urban areas such as Damansara, Petaling Jaya, Subang Jaya and Puchong.

First launched in April 2004, Setia Alam offers 400 acres of green space, wetland parks and urban parks. The self-contained township has amenities such as the Setia City Mall, Setia City Convention Centre, Setia City Convention Centre 2, offices, petrol kiosks, neighbourhood shops, restaurants, hypermarkets, and local and international schools.

Setia Alam is easily accessible via the NKVE-Setia Alam Link or Jalan Meru, Federal Highway, New North Klang Straits Bypass Expressway and Lebuhraya Shah Alam (Kesas). Currently, the township is 75% completed.
