Upon entering the majestic gates of S P Setia Bhd’s Setia Eco Templer in Rawang, one is greeted by manicured gardens and uniquely designed homes.

Enveloped by the Templer Park and Kanching forest reserves, Setia Eco Templer is surrounded by flora and fauna. “Setia Eco Templer is a modern housing project with uniquely designed homes and natural landscapes,” says Setia Eco Templer general manager Dianne Chan.

With a gross development value of about RM2 billion, the 194-acre township comprises mostly bungalows, semi-detached homes, link villas and Rumah Selangorku houses.

Launched in June 2016, the first phase, Essex Gardens, which offers 234 bungalows, semi-detached homes and link villas, is fully sold and was handed over in June. The township will take 7 to 10 years to complete. It also has a commercial hub called The Grove @ Templer that comprises 40 units of 2 to 3-storey shopoffices, with built-ups of 2,996 to 7,262 sq ft.

S P Setia promises the same rigorous attention to quality with the remaining units of the township’s second phase — Amantara (Phase 2B) and Peranakan Straits (Phase 2A). “For this project, we are targeting a mix of owner-occupiers and investors who are looking for capital gains. We are also aiming for upgraders and those who would like to own multi-generational homes,” says Chan.

Amantara, which comprises 155 bungalows, semi-detached homes and link villas, is to be launched in two phases. The second phase is due to be launched this month. Choice units in Amantara, which is due to be completed in 2021, are still available for sale.

The units in Phase 2B will have ample built-ups of 2,545 to 4,516 sq ft and are priced from RM1,065,000 to RM4,024,000. In terms of layout, the homes will come in configurations of four bedrooms and five bathrooms to six bedrooms and seven bathrooms. Each unit will have four to six parking spaces.

Peranakan Straits comprises 168 semi-detached homes and link villas with built-ups of 2,292 to 2,797 sq ft and prices from RM888,000 to RM1,507,000.  Twenty per cent of the units — which will have 4+1 bedrooms and five bathrooms — are still available. They are due to be completed next year.

The developer is offering a bumiputera discount of 7% and free legal fees for sales and purchase agreements and memoranda of transfer under the Home Ownership Campaign, free legal fees for loan applications, attractive rebates with low down payments and free club membership. Distinctive designs and accessibility

The township is inspired by historical figure Sir Gerald Templer’s journey to Malaya. In terms of concept, Setia Eco Templer is a blend of the pristine gardens of English homes and the exotic influences of the Malay archipelago.

The design of the township is also influenced by the unique cultural diversity of the Peranakan era.

The units at Amantara are inspired by tropical, Balinese architecture. Spanning a 3.9-acre parcel, the resort-themed units will offer spacious bedrooms and en-suite bathrooms. Balconies will offer breathtaking views of natural landscapes. Selected units will come with private pools.

The Peranakan Straits units are inspired by the Malay archipelago and the Peranakan era. Built on a 3.9-acre parcel, the spacious homes will have en-suite bathrooms and balconies.

The gated-and-guarded development will have guards on patrol, 24-hour CCTV surveillance, anti-climb fencing with fibreoptic sensors and individual home alarm systems. Facilities include a clubhouse with a gym, Olympic-sized swimming pool and jogging tracks.

Situated in Rawang, Setia Eco Templer is close to amenities such as shopping centres such as Aeon, Tesco and Giant and commercial shoplots. Hospitals include Selayang Hospital and KPJ Rawang and schools include SJK © Selayang Baru, SK Taman Selayang 1 & 2, SJK © San Yuk, SK Bandar Baru Selayang, SMK Selayang Baru, SMK Rawang Batu 16, SMK Seri Garing and SMK Hillcrest. The Templer Park International School is also located nearby.

The township is connected via the North-South Expressway, Guthrie Corridor Expressway and Kuala Lumpur–Kuala Selangor Expressway. The Rawang-Serendah bypass shortens the journey to Serendah, Selayang and Kuala Lumpur city centre from two hours during peak hours to about 30 minutes.

Preservation of the natural habitat remains a priority for the developer. “For Setia Eco Templer, our long-term vision is to implement sustainability through our commercial components for the community here. We would also like to set up comfortable communities with gardens and parks,” concludes Chan.
