Eco World Development Group Bhd (EcoWorld) is set to launch Phases 3 and 5 of Hazelton at Eco Forest in Semenyih, Selangor, in May.
“The houses at Phases 3 and 5 are designed and built on the same foundation as previous phases/precincts in Eco Forest to suit the needs of customers. We are confident that both phases will see demand from owner-occupiers such as young families, young working professionals, upgraders and retirees, which represent the largest segment of the market,” says EcoWorld divisional general manager Evon Yap in an email interview with City & Country.
Hazelton occupies a 50.26-acre parcel in Eco Forest and is the freehold township’s second precinct, with a gross development value (GDV) of RM420 million. It will comprise 530 landed homes with a 20ft back lane and a linear garden to provide views of greenery from the kitchen and rooms.
Phases 3 and 5 of Hazelton have a combined GDV of RM139 million and will consist of 66 ErgoHomes and 100 Garden Homes. The ErgoHomes will have built-ups of 1,851 to 1,863 sq ft with prices starting at RM623,000, while the Garden Homes will have built-ups of 2,185 to 2,375 sq ft and are priced from RM895,000. The units are expected to be completed in mid-2024.
Inspired by A-frame design architecture, the houses at Phases 3 and 5 will have a fully extended open-concept layout that offers hassle-free renovation, as well as large windows, sliding doors and floor-to-ceiling windows to provide better natural light and ventilation.
According to Yap, ErgoHomes is low density and the units have a unique L-shaped design. Each cluster will have three to four units. “We believe this design is the first-of-its-kind in Malaysia and will appeal to the young generation because of its flexible layout, which also caters for a private area.”
“On the ground floor, the houses will have a common bathroom, and a 15ft by 15ft private courtyard garden located either [next to] the living, kitchen or dining area, depending on the type of unit. The first floor will have two bedrooms with attached bathrooms as well as an open-space ‘passion’ area, which can be converted into a home office or music room. Parking bays will also be provided for residents outside the housing clusters. Each unit will be allocated two lots and there will be covered walkways leading to the car park,” she says.
Yap says the units at Garden Homes will have larger built-ups than those at ErgoHomes and are suitable for growing families. The houses will come in 4-bedroom and 3- or 4-bathroom layouts and have a horizontal structure where residents can enjoy a 30ft-wide frontage with a private terrace/garden. There will also be a 20ft full-width master bedroom that will allow for a spacious walk-in wardrobe.
“The intermediate units will have a 10ft by 65ft private garden while the end and corner units will come with a 20ft by 65ft and 33ft by 65ft private garden respectively, similar to the concept of a semidee. Another plus point is that Garden Homes has a gateless concept, and up to six cars can be parked in the car porch,” she adds.
Residents of Hazelton will have easy access to the precinct’s jogging and cycling track, children’s playground, basketball court, pavilion and two central parks — East Crown Garden and West Crown Garden. The maintenance fee ranges from 15 sen to 20 sen psf per month.
All developments at EcoWorld are master-planned for long-term sustainability based on four pillars — architecture, environment, security and community. “While we offer a wide spectrum of homes to meet the housing needs of people from all walks of life, our priority also extends to offering them the best quality of life,” says Yap.
“We are also receptive to feedback from our buyers, examples of which are good internet connectivity, enhanced security features, ample space for personal and family time, healthy and clean living environment, well-maintained and equipped communal and public spaces, as well as ample amenities located within a 10km radius that suit every lifestyle. All the feedback is incorporated in our developments, becoming part of our company’s DNA,” she adds.
With a GDV of RM2.5 billion, the 515-acre Eco Forest is a gated and guarded development located next to Broga Hill. It has a single point of entry and will have eight precincts, comprising landed homes, high-rise developments and shoplots. The surrounding amenities include Tesco Semenyih, SJK(C) Ton Fah and University of Nottingham Malaysia.
The township is also easily accessible via the Kajang-Seremban Highway (Lekas), Kajang Dispersal Link Expressway, Cheras-Kajang Expressway and is linked to the upcoming East Klang Valley Expressway.
The developer also intends to provide better infrastructure in Eco Forest. “We have upgraded Jalan Broga with a new 4.5km connection from Lekas highway to the south gate of Eco Forest, which will shorten the travel distance between the two locations to six minutes,” says Yap.
