Phase 2 of Avira Garden Terraces in Medini Central, Iskandar Malaysia, has seen a take-up rate of 70% before its official launch slated for this quarter. Avira Garden Terraces are designed to be integrated with nature, according to developer Eastern & Oriental Bhd (E&O), aligned with its plans to create an integrated, thriving environment for the community of Avira.

One reason why Avira Garden Terraces has been well received by buyers are the tastefully-designed and inviting homes within the urban township of Medini Iskandar in Johor, yet fringed by expansive green spaces, E&O senior general manager of marketing and sales Wayne Wong said in a recent press statement.

Spanning 40 acres, the second phase has a gross development value of RM81 million. Due to be completed by the end of this year, it offers 70 two-storey terrace houses with built-ups of 2,290 to 2,370 sq ft and 3+1 bedrooms. The selling price ranges from RM459 to RM733 psf and maintenance fees start at RM302 per month.

The homes are designed to promote cross-ventilation and optimal inflow of natural light through the garden terrace. Nature is invited in through the wide frontage while the private courtyards, back gardens and terraced decks connect the homes to communal linear gardens.

“One of the approaches that we have adopted in the design of Avira is to leverage the rejuvenating effects of nature. By connecting the community to nature, our aim is to promote a strong, engaged community spirit, reflected in elements such as the linear gardens and lush greenery around the Avira development,” said Wong.

He said the spacious communal linear back gardens provide a conducive setting for children to play safely and for people to gather and socialise.

“Ever since we handed over the garden terraces to homeowners, Avira has become a thriving development with 14 nationalities who call it home. With Avira evolving into a melting pot of culture, this has truly added to the allure of living in a growing, vibrant community.”

The recently completed clubhouse features a resort-style swimming pool and children’s wading pool. Residents can organise gatherings and parties by the poolside and host private events at the function hall.

“Over and above these positive features of Avira, we are confident that the appeal of our products is a testament of E&O’s brand promise in delivering innovative concepts and quality homes,” said Wong.

STP2A, where reclamation works are currently being completed, will be the group’s upcoming catalyst to fuel the project’s growth.
