Phase 1 of One Equine in Taman Equine, Seri Kembangan, has seen a take-up rate of 50% since its preview on March 26. It will be officially launched in September while Phase 2 will be launched in the fourth quarter of 2022. One Equine, a mixed-use development that is jointly developed by Beverly Group Sdn Bhd and Singapore-based Surbana Jurong Private Ltd, occupies an 11.22-acre leasehold parcel adjacent to Equine Residence.

“We understand the current market’s uncertainty and demand. We remain prudent in launching the development over two phases in order to have good momentum and generate healthy cash flow,” says senior manager of sales and marketing Alexis Ng in an email.

With a gross development value (GDV) of RM1.02 billion, One Equine will consist of four towers — two with 35 storeys and two with 33 storeys — offering 2,819 serviced apartments and SoHo (small office/home office) units. There will also be eight shops and 4,598 parking bays.

Phase 1 will comprise 1,391 units with a GDV of RM500 million while Phase 2 will comprise 1,428 units with a GDV of RM520 million.

In Phase 1, the 35-storey Tower A will comprise 865 SoHos and the 33-storey Tower B will have 526 serviced apartments. The SoHos, which are priced from RM268,000, will come in studio, 1+1 or 2-bedroom layouts, and have built-ups of 450 sq ft each. The serviced apartments will have built-ups of 617 to 1,055 sq ft and have 2, 2+1, 3 or 4-bedroom layouts, with prices starting from RM370,000. The two towers are slated for completion in 2024.

According to the developer, One Equine is planned with communal living in mind. The tagline of the project is “urban living rooted in nature”. “These units have functional layouts that are suitable for first-time homebuyers, singletons, young working professionals, young couples with or without children, young and multigenerational families, as well as retirees and investors,” says Ng.

She believes there will be demand for the project despite the current market conditions, as the developer is filling a market gap by offering products that are different and reasonably priced. “In this pandemic, there are difficulties in executing the project owing to travel restrictions, thus, we will market the product via digital platform, whereby customers can view the sales gallery and show units virtually.”

“Ultimately, we intend to deliver lifestyle concepts that add joy to customers’ everyday lives and create products that focus on good design, quality and safety while being mindful of balancing creativity with functionality. It is also important to build a sustainable community within the development so that the property will appreciate in value and owners can obtain a healthy rental yield.”

The development will have a 6.08-acre central park offering facilities such as a 50m swimming pool, children’s pool, wet deck with Jacuzzi, yoga area, herb/vegetable garden area, children’s playground, an outdoor pavilion, a barbecue garden area, a 6,900 sq ft indoor gymnasium, multipurpose hall, picnic and camping areas and pavilions.

On the rooftop of the car park complex will be a 1.57-acre sports arena comprising three multipurpose courts and a jogging track.

The monthly maintenance fee is estimated at 30 sen psf.

“By incorporating proper facility design, there will be different pockets of areas that residents can enjoy without having to crowd around in a particular space. We will also provide shields and privacy with lush greenery and tree canopies around the facilities,” says Ng.

As for the retail shops, they are to support the population of One Equine. “We intend to have a convenience store, pet shop, childcare centre and clinic. In the meantime, we will use this retail structure as our sales gallery. The shops will eventually be sold when we finish selling the project,” says Ng.

One Equine is strategically located with easy access to amenities such as AEON Equine Park, Giant Hypermarket Seri Kembangan, The Mines shopping mall, IOI City Mall, Hospital Serdang, Alice Smith International School, SJK (C) Bukit Serdang, Universiti Putra Malaysia and UniPutra Golf Club.

It is also accessible via Jalan Equine, Jalan Putra Permai, the Damansara-Puchong Expressway, South Klang Valley Expressway and Maju Expressway. “The upcoming Taman Equine MRT station, which is part of the Putrajaya Line, will further improve access and enhance property values in the area when it is completed in 2023,” says Ng.
