OSK Property is set to unveil Aury — Phase 6 of its Iringan Bayu township in Seremban, Negeri Sembilan — on Nov 23. “Aury will offer 2-storey terraced homes with sleek, timeless designs and functional layouts in serene surroundings. The units are ideal for young families, first-time homebuyers and upgraders,” CEO Ong Ghee Bin tells City & Country in an email interview.

Aury takes up 13 acres of the 770-acre freehold township of Iringan Bayu. Set to be completed at end-2022, the development comprises 215 two-storey terraced houses with a gross development value (GDV) of RM100.3 million. The four-bedroom, three-bathroom units will have built-ups of 1,678 to 2,148 sq ft, and prices start from RM406,620.

Each unit will come with a 10.5ft backyard, which can be used as a garden or an outdoor space for family gatherings and barbecues, among others. Homebuyers have the option of extending their unit into the backyard space. “There will also be a private pocket garden for residents to enjoy without having to leave their housing area,” says Ong.

He adds that residents of Aury will be able to enjoy a view of the greenery in Iringan Bayu as the development is located on a higher ground in the township. Aury will be gated and guarded with perimeter fencing to ensure the safety of residents and to control the access of visitors. The maintenance fee is estimated at RM88 per month.

Meanwhile, the township’s 22-acre Wetland Park, which was opened to the public in August, will be officially launched in 1Q2021.

“The park is located in the middle of the township and residents will have easy access to it via pedestrian walkways. It will be a key attraction with thematic zones such as Bay of Sight, Bay of Sound and Bay of Touch, offering unique and educational experiences for people from all walks of life, from the young to the elderly,” says Ong.

Facilities include an outdoor gym and parcourse, yoga and fitness area, children’s play zone and outdoor multipurpose court. Residents can unwind and spend quality time with their family and friends there.

Since its initial launch in 2018, Iringan Bayu has received a lot of interest from homebuyers, with encouraging take-up rates for its affordably priced houses in a well-planned township, says Ong. “While the pandemic has led to the sluggish demand [for property] in Malaysia, we are glad that our products in Iringan Bayu continue to receive good response.”

Phase 5, named Desira, has seen a take-up rate of 70% since its launch in August. With a GDV of RM85 million, Desira occupies eight acres and comprises 219 one-storey terraced houses with built-ups of 1,098 to 1,525 sq ft and prices starting from RM342,220.

Ong says the group has not faced major challenges in executing projects in Iringan Bayu so far. “This has provided us with an added advantage and inspiration to set new standards to foster a wholesome lifestyle within the township that is distinct from others. As we continue to develop the township, we believe it is important to always evolve and keep up with the current market trends to meet homebuyers’ needs as the township matures.”

Located adjacent to Seremban 2 by IJM Land Bhd and Bandar Sri Sendayan by Matrix Concepts Holdings Bhd, Iringan Bayu has a GDV of RM3.6 billion and will comprise about 5,000 one- and two-storey houses. The township is currently 10% developed.

Iringan Bayu is located close to Mydin Seremban 2, Palm Mall, SJK(C) Bandar Sri Sendayan, SMK Mambau, UCSI International School Springhill, UiTM Seremban, Sehat Healthcare Centre and Mawar Medical Centre. It is easily accessible via the PLUS Expressway, Kajang-Seremban Highway (Lekas) and North-South Expressway Central Link (Elite).

OSK Property plans to launch Phases 7 and 8, comprising 322 one- and two-storey semi-detached houses with a combined GDV of RM168 million, in Iringan Bayu in 1Q2021 and 4Q2021 respectively.
