All good things start with a dream, followed by passion, followed by hard work.” This is the mantra behind Impiana Land & Development Sdn Bhd’s award-winning Serene Mont Kiara.

The word “serene” means peace of mind and tranquillity, which is what the developer wants homeowners to experience when they move in. Its previous developments — Serene Kiara and Villa Serene Kiara — followed the same concept.

Strategically located in Mont’Kiara and close to the Kuala Lumpur city centre, the RM484 million low-density Serene Mont Kiara is a landed strata development that comprises 24 bungalows, 30 semi-detached homes, 63 superlinks and 38 duplexes.

Sitting on 23 acres of freehold Malay reserve land, the development was launched at end-2017 and is slated for completion by the end of next year. The current take-up rate is 70%.

The 2 and 2.5-storey bungalows will have built-ups ranging from 7,913 to 8,626 sq ft and 3-storey semidees, 5,117 to 4,768 sq ft. The 2.5-storey superlinks will measure 3,239 to 3,759 sq ft.

The 5-storey duplexes will be made up of two 2-storey units, with a basement carpark. The lower unit will have a built-up of 2,918 sq ft and the upper unit, 2,872 sq ft. Lifts will be provided, with four units sharing one lift.

The selling price for the bungalows start at RM6.3 million, the semidees from RM3.3 million, superlinks from RM2.2 million and the duplex homes from RM1.78 million. The maintenance fee will be about 30 sen psf, excluding the sinking fund.

The development is accessible via Jalan Desa Kiara and it is connected to highways including the Penchala Link, Duta-Ulu Kelang Expressway and New Klang Valley Expressway.

Amenities such as international schools and shopping centres are available within a 5km radius from the development.

The gated-and-guarded development will come with a comprehensive multi-tiered security to ensure a safe and private lifestyle for the residents. Security features include double-layer perimeter fencing, mini guard posts and an advanced CCTV system that incorporates video analytic and thermal imaging technology.

Cul-de-sac streets throughout the development will reduce traffic flow and increase the visibility of the houses. The developer will also provide alarm systems, panic buttons, video intercom and CCTV points at every unit.

An exclusive, resident-only 22,000 sq ft clubhouse will offer multiple facilities for relaxation, fitness and social gatherings. Some of the facilities include a gym pavilion, basketball court, swimming pool, function room and games room.

The clubhouse is a sanctuary for the residents to escape from the hustle and bustle of city life.

Tasteful designs

Serene Mont Kiara is a prestigious residential development that is all about timeless understated elegance. The heritage colonial-style houses come with a contemporary twist to cater to today’s modern lifestyle and needs.
