KUALA LUMPUR (Aug 22): Mah Sing Group Bhd's M Senyum Phase 2 Camellia, comprising 270 units of 2-storey terraced homes, is 96% taken up, according to a press release. Mah Sing's M Senyum development spans 100 acres in Bandar Baru Salak Tinggi in Sepang, Selangor, and comprises 1,176 landed residential units in total, with a gross development value (GDV) of RM656 million.

M Senyum's Phase 2 Camellia, with a GDV of RM170 million, offers 4-bedroom, 3-bathroom units with built-ups ranging from 1,555 to 1,761 sq ft, and land sizes of 20' (feet) by 65' and 20' by 70' respectively. Units are priced from RM495,000.

M Senyum's Phase 1 Camellia, which was launched in May 2022, is fully sold within two months, said the statement. Phase 1 comprises 262 units of 2-storey terraced homes priced from RM450,000.

Due to demand for these landed homes, Phase 3 Rosalia, comprising 139 units of 2-storey terraced homes, are open for registration, said the statement.

Mah Sing CEO of property subsidiaries Benjamin Ong Chin Yee said, “We are confident in this product. True enough, the high take-up rates of Camellia and Camellia 2 have shown us that this is what the market needs, and we are confident that M Senyum will continue to perform well. We are opening up Phase 3, which comprises a total of 139 units for registration of interest, due to the encouraging demand for our M Senyum two-storey terrace homes.”

“[In the] meantime, because we care and want to walk the homeownership journey together with our customers, we will be unveiling our Phase 3 Rosalia 20' by 70' show units in 4Q2022. There will be one bare unit and one with interior design, providing the buyers [with] more ideas and inspiration on how to fully utilise the space efficiently, with a practical and flexible concept,” he added.

There will also be a number of facilities at M Senyum such as a sakura avenue, gazebo, playground, outdoor fitness, multipurpose court, futsal court and jogging track.

Some nearby amenities to M Senyum include the ERL Salak Tinggi Station, KLIA ERL Station, Kuala Lumpur International Airport (KLIA), Aurelius Hospital Nilai, Bandar Baru Salak Tinggi Stadium, Taman Awam Nilai, Nilai Springs Golf & Country Club, and Sepang International Circuit.

There are also six universities nearby and a few schools. M Senyum is also connected to highways such as the ELITE Highway, North-South Expressway (PLUS), Putrajaya-Cyberjaya Expressway, KLIA Expressway and Kajang-Seremban (LEKAS) Highway. 

As M Senyum is part of the group's affordable M Series development, Mah Sing founder and group managing director Tan Sri Leong Hoy Kum said, "We are aware that the market is demanding affordable priced landed residential development in Klang Valley, and we will continue to scout for suitable lands for affordable M Series residential development to replicate the success of our M Series".

Leong also added: “It is very timely that the government announced the i-MILIKI initiative, which benefits home buyers by exempting them from paying stamp duty on the instrument of transfer and loan agreement. Property priced at RM500,000 and below will be entitled a 100% exemption, while property priced between RM500,000 to RM1 million will be entitled a 50% exemption. 

“Aside from that, Mah Sing’s H.O.M.E campaign, which was also recently launched, addresses home buyers’ concerns by allowing them to secure their home with free stamp duty, easier loan approval and lower monthly installments. Both i-MILIKI and Mah Sing’s H.O.M.E campaign share the same goal, which is to make the homeownership journey easier for homebuyers, particularly first-time home buyers," he said.
