KUALA LUMPUR (Sept 2): Mah Sing Group Bhd's Erica Phase 3 at Meridin East, comprising 108 units of 18 ft by 70 ft double-storey linked homes, was fully taken up during its two-day weekend launch on Aug 27 and 28, according to a press release. Meridin East is the developer's 1,313-acre mixed-development township, with residential, commercial and light industrial components, located in Pasir Gudang, Johor.

To date, all three phases of Erica @ Meridin East with a total of 473 units of double-storey linked houses, and a total gross development value (GDV) of RM233 million, have been taken up, the statement said.

With a GDV of RM56.6 million, Erica Phase 3 offers four-bedroom, three-bathroom units with built-ups ranging from 1,601 to 1,647 sq ft. Selling prices per unit start from RM425,000.

Mah Sing's chief executive officer (property subsidiaries) Benjamin Ong Chin Yee said: "We are delighted to announce that all 108 units of Erica at Meridin East Phase 3 have been fully sold last weekend. Phase 1 was launched in November last year. This demonstrates the high demand for reasonably priced landed properties in strategic locations with practical layouts. Hence, registration for the next phase of this township — Erica West Phase 1 — is now open. We are confident that this project will set another great milestone for our Meridin East township."

Erica West Phase 1 has a GDV of approximately RM91 million and comprises 179 units of double-storey linked homes. It will offer four-bedroom, three-bathroom units with built-ups ranging from 1,670 to 1,775 sq ft and land sizes of 18 ft by 65 ft. Selling prices per unit start from RM424,000.

Launched in 2016, Meridin East is Mah Sing's largest mixed-development township for which the developer has handed over to purchasers more than 2,000 units of houses, with approximately 70% occupancy rate, according to the statement.

Some nearby amenities of Meridin East include schools, higher learning institutions, malls, and healthcare centre.

Meridin East is accessible via highways such as the Senai-Desaru Expressway (SDE), the Pasir Gudang Highway and the Johor Bahru Eastern Dispersal Link Expressway.

Further, Mah Sing will open the new Meridin East Interchange, which will provide direct access from SDE to the township. The interchange will lead straight into Jalan Kong Kong, which has been widened from the original two-lane road into a 40-metre, four-lane access road, connecting directly with Ixora Park City, the commercial centre in Meridin East.

Following the success of Meridin East, Mah Sing recently acquired M Minori, a new freehold land in Mukim Tebrau, to further expand its presence in Johor Bahru, Ong said. "M Minori has an estimated GDV of RM469 million and will be a mixed development consisting of three blocks of serviced suites with indicative starting prices at RM260,000. The mixed development is scheduled for registration of interest in [the fourth quarter of 2022], and we anticipate that it will be able to capitalise on a large target catchment in that area."

Meanwhile, Mah Sing's home-ownership campaign called "H.O.M.E.", which will run until Sept 30, offers zero down payment, free stamp duty, and lower monthly instalments to homebuyers of Erica @ Meridin East as well as 12 other participating projects in the Klang Valley and the northern region.
