PETALING JAYA (Nov 17): Mah Sing Group Bhd's Phase 1 of Erica @ Meridin East in Pasir Gudang, Johor, consisting of 155 units of two-storey link home, was fully booked during its official launch last weekend (Nov 13 and 14).

Following the good response, the developer opened Phase 2 with another 210 units of two-storey link home to meet market demand.

In a press release, Mah Sing attributes the successful take-up to the unique value proposition to the township, which features affordably priced homes with spacious layouts, various facilities and 24-hour security in a lush, green living environment.

Mah Sing Group chief executive officer Datuk Ho Hon Sang said, "We are pleased to announce that we attained a 100% take-up for the 155 units under Phase 1, which we launched recently [which has] a gross development value of RM79.3 million. Apart from that, we are very encouraged with our digital efforts in reaching out to our potential customers, as most of Erica's owners are approached via the digital platform.

"It is also a testament that demand for affordably priced properties with good quality at strategic locations will remain resilient. The encouraging response shows that landed property segments are still in great demand. Hence, we are now opening Phase 2 for registration, [and] we are confident [that] the take-up will be able to replicate the performance of Erica Phase 1," he added.

Erica's two-storey link homes are 18ft by 70ft and come with a built-up of 1,601 sq ft. The units come in four-bedroom, three-bathroom layouts and are priced from RM417,000 each.

The homes offer practical layouts for first-time homebuyers, working professionals, young families and upgraders, according to a statement.

Erica also offers green and community spaces such as a nine-acre mulberry lake park, 16km jogging and bicycle lanes and play parks for multi-generational recreation and leisure.

Launched in 2016, Meridin East is Mah Sing's largest mixed development with a total land size of 1,313 acres, comprising residential, commercial and light industrial components with over 500 acres of green belt surrounding the area. The developer has handed over more than 2,000 house units within the township, which currently has an occupancy rate of over 70%.

"We have developed around 30% of the township where some of the landscape and facilities are ready to be enjoyed by the residents [and the] surrounding communities. This will be a value-added feature for this project, as our potential buyers can have an actual view of the township and the quality of our houses, which gives them more confidence in our products," said Ho.

In terms of connectivity and infrastructure enhancements, Mah Sing has widened Jalan Kong Kong, which faces Meridin East, from the original two-lane road into a 40m four-lane access road.

The developer will also open the new Meridin East Interchange, which provides direct access from Senai-Desaru Expressway and leads straight into Jalan Kong Kong, connecting directly to the Ixora Park City commercial centre in Meridin East and providing seamless connectivity to major highways including Pasir Gudang Highway and Johor Bahru Dispersal Link Expressway.

The Meridin East township is surrounded by local amenities such as schools, institutions of higher learning, malls and healthcare.
