Mah Sing Group Bhd plans to launch Delphy, the third and final phase of its M Aruna township in Rawang, in August this year. Comprising 2-storey link homes, the phase is now open for registration.

Mah Sing founder and group managing director Tan Sri Leong Hoy Kum says in an email, “There has been improvement in sentiment towards the property market, which can be observed through the positive response received by our recent project launches. The ongoing National Covid-19 Immunisation Programme and the recent announcement of the RM20 billion economic stimulus package (Pemerkasa) also continue to instil confidence among the public and help in revitalising the local economy.

“Driven by the economic recovery, we believe that it is the right time for homebuyers to upgrade and secure their ideal home. M Aruna’s Delphy is the last phase of the township and will definitely fit the demand of homebuyers who seek landed residential properties.”

Delphy will comprise 177 units of 2-storey link homes, with built-ups of 1,800 sq ft (20ft by 75ft). Prices will start from RM662,800.

Meanwhile, M Aruna sits on a 96.7-acre leasehold tract. With a gross development value (GDV) of RM520 million, the residential township will have 805 houses, including units under Rumah Selangorku, as well as 2-storey link houses measuring 20ft by 60ft and 20ft by 75ft. Future components will include shophouses.

Leong says, “With the current low interest rate environment, as well as the competitive pricing, we are confident that the project will receive positive response from homebuyers, similar to our past projects in Rawang, M Residence 1 and 2.”

The township will have a two-acre central park with a secret garden concept. Facilities will include a treehouse-themed playground, hammocks, a jogging track, a children’s bicycle park and a half-court basketball court. The developer aims to encourage sustainability in the township and provide an ideal layout for energy savings.

M Aruna is accessible via the New Klang Valley Expressway (NKVE) and KL-Kuala Selangor Expressway (Latar Expressway). It is connected to the Latar Expressway via Jalan Tasik Puteri, which has shortened the travelling time to Kuala Lumpur by 20 minutes. The township is also located about 10km from the Rawang KTM station.

Nearby amenities include AEON Rawang (5km away), NSK Trade City (8km), Giant Hypermarket Rawang (10km) and Tesco Rawang (13km). Educational facilities in the vicinity include SK Taman Desa, SJK Kota Emerald, SJK Kundang and SMK Bandar Tasik Puteri.
