Mah Sing Group Bhd plans to launch Phase 2 of its M Aruna township in Rawang in May. Comprising 2-storey link homes, the phase is now open for registration.

“Phase 1 of M Aruna is fully sold, hence we are opening the registration for Phase 2 due to the positive feedback from the market,” says Mah Sing CEO Datuk Ho Hon Sang in an email response.

“This is our third township in Rawang and our presence spans 480 acres between three townships: M Residence 1, M Residence 2 and M Aruna. We are still seeing encouraging response from the market as the demand for landed homes remains strong,” adds Ho.

Phase 2, called Avery and Carya, will comprise 192 two-storey link homes with built-ups starting from 1,700 sq ft (4-bedroom, 3-bathroom homes). Prices start from RM550,000.

The group launched M Aruna’s first phase — Aster and Basil — last October. Aster comprises 117 two-storey link homes with built-ups of 1,666 sq ft and above. With prices starting from RM506,000, units in the first phase are 100% taken up.

Occupying a 96.7-acre leasehold tract, M Aruna has a gross development value (GDV) of RM520 million. The residential township will have 805 houses, including Rumah Selangorku. Apart from Phases 1 and 2, Phase 3 will comprise 2-storey link houses, measuring 20ft by 60ft and 20ft by 75ft. Future components will also include shophouses.

“M Aruna suits the needs of buyers who are looking for green, open space facilities [with] a family living environment amid land scarcity in the city centre. The township will be developed in three phases. Looking at our track record of developing fit-for-purpose products that meet the current market demand, we are confident about this township’s growth,” says Ho.

The township will have a two-acre central park with a treehouse-themed playground, hammocks, a jogging track, a children’s bicycle park and a half-court basketball court. With a “secret garden” concept, the township aims to encourage sustainability and provide an ideal layout for energy savings.

M Aruna is accessible via the New Klang Valley Expressway (NKVE) and KL–Kuala Selangor Expressway (LATAR Expressway). It is about 10km from the Rawang KTM station. The township benefits from the added access to the LATAR Expressway as well as the extension from Jalan Tasik Puteri, which have shortened the travelling time to KL by 20 minutes.

Nearby amenities include AEON Rawang (5km away), Pasar Raya NSK (8km), Giant Hypermarket Rawang (10km) and Tesco Hypermarket Rawang (13km). Nearby educational facilities include SK Taman Desa, SJK Kota Emerald, SJK Kundang and SMK Bandar Tasik Puteri.

M Aruna is Mah Sing’s first development to adopt the industrialised building system, with first phase Aster achieving a score of 85.
