KUALA LUMPUR (Feb 19): Mah Sing Group Bhd will be developing 100 acres (40.47ha) of landed residential development in Bandar Baru Salak Tinggi. Subject to market conditions and the relevant authorities’ approval, the development is tentatively named as M Senyum and has an estimated gross development value (GDV) of RM656 million. The development is expected to be developed over five years, with registration of interest and the project launch targeted to start in the second half of 2021 (2H21).

“M Senyum will comprise mainly double-storey terraced houses, with land sizes of 18ft by 65ft and 20ft by 70ft, and are indicatively priced from RM399,000. This aligns with the group’s strategy of focusing on affordable landed homes in the outskirts/suburban areas and affordable high-rises in the central business district areas,” it said in a press statement.

According to the developer, this augurs well for the group’s quick turnaround strategy, which will allow it to meet current market demand from genuine first-time homebuyers and upgraders from matured townships nearby. The group also holds high prospects for the land in view of its good connectivity, established catchment and ready amenities within the vicinity.

“The project is expected to attract a large catchment of upgraders as it is near established townships such as Kota Warisan, Bandar Baru Nilai, Dengkil, Putrajaya and Cyberjaya. The affordable price point would also attract homebuyers who are considering new properties in Seremban,” it said.

Bandar Baru Salak Tinggi, which is also known as the Airport City, is well connected to the Kuala Lumpur city centre, Putrajaya and Cyberjaya via major roads and highways, such as the ELITE Highway, North-South Expressway, Putrajaya-Cyberjaya Expressway, Jalan Banting-KLIA and KLIA Extension Highway.

Amenities within 10km radius include the Salak Tinggi ERL Station, Bandar Baru Salak Tinggi Stadium, Nilai Medical Centre, KIP Mall, Xiamen University, INTI International University, Nilai University, Manipal International University, University Kuala Lumpur and Islamic Science University of Malaysia. There are also many industrial parks nearby, such as the Nilai Industrial Park, Cainiao Warehouse by Alibaba Group, Hartalega NGC and Bandar Enstek (Seremban).
