SkyWorld Development Sdn Bhd’s Tower C of The Valley Residences in SkySierra, Setiawangsa, has seen a take-up rate of 50% since its launch on March 15. “So far, our buyers are aged between 25 and 60, and include first-time homebuyers, newlyweds, small- and medium-size families, upgraders, young professionals and investors. These buyers seek a quality home located near the city centre and this development fulfils their needs at affordable prices,” group deputy CEO Lee Chee Seng tells City & Country in an email.

According to the developer, the project was conceptualised with the natural setting of the site in mind. Located in a valley, with a view of a mountain range, the residential towers will resemble three overlapping mountains with a valley in between.

Sitting on a 4.66-acre leasehold parcel in SkySierra, The Valley Residences has a gross development value (GDV) of RM760 million and comprises Towers A, B and C, which are 48, 43 and 54 storeys  tall respectively, with 1,309 units in total. The development will have only 12 units per floor for Tower A and 11 units per floor for Towers B and C.

The 820 units in Towers A and B were launched on Feb 16 last year and have achieved a take-up rate of 95% and 100% respectively. Owing to the good response thus far, the developer is confident that demand for Tower C will be strong regardless of the current market conditions.

Tower C comprises 489 units, which will come in three layouts of 1,018, 1,118 and 1,318 sq ft. Selling prices start at RM558,000 and 30% of the units are included in Maybank’s HouzKEY programme. Tower C will sit on the same podium as Towers A and B, with all three slated for completion in 2023.

Lee says the 1,018 and 1,318 sq ft dual-key units will have two or three bedrooms, one or two bathrooms, and a studio. Meanwhile, the 1,118 sq ft single-key units will have three bedrooms, three bathrooms and a study. Large windows will allow an abundance of natural light and ventilation in each unit, promoting a healthier lifestyle, says the developer. 

SkyWorld will adhere to the standards of Qlassic (Quality Assessment System in Construction) and Green Building Index (GBI) during the construction and completion of the project. “An automated waste collection system (AWCS) will also be incorporated in the development, ensuring that the garbage will be well managed and speeding up the entire garbage collection process while reducing manpower requirements,” says Lee.

The Valley Residences will provide 24-hour, four-tier security and offer facilities such as an Olympic-size swimming pool, wading pool, Jacuzzi cove, multipurpose hall, stargazing deck, sky theatre, breeze lounge, barbecue corners, garden lounge, power MMA gym, aerobic studio and dance/yoga studio. The maintenance fee is 30 sen psf per month.

“Ultimately, we aim to provide an unmatched sky living experience in a sustainable environment through SkySierra @ Setiawangsa — a concept that we have developed and refined to enhance the living experience of communities in the city,” says Lee.

Occupying 13.6 acres, the mixed-use SkySierra has a GDV of RM1.8 billion and will be developed in two phases. Phase 1 comprises The Valley Residences while Phase 2 is the commercial component with a retail mall, corporate office and serviced apartments that are expected to be launched at a later date.

Nearby amenities include AEON AU2 Setiawangsa, Giant Supermarket Setiawangsa, Wangsa Walk Mall, Gleneagles Kuala Lumpur, HSC Medical Center, SK Setiawangsa, Fairview International School and Titiwangsa Lake Garden. Transport hubs within a 4.3km radius include the Setiawangsa, Jelatek, Dato Keramat and Damai LRT stations.

The development is easily accessible via the Middle Ring Road 2, Ampang-Kuala Lumpur Elevated Highway and Duta-Ulu Kelang Expressway. It is also linked to the upcoming Setiawangsa-Pantai Expressway.
