KSL Esplanade Mall in KSL Bandar Bestari, Klang, is confident of achieving 90% occupancy when it opens in April next year. So far, it has secured commitments for 65% of its space from tenants representing more than 100 brands.

The project, with a gross development value of RM600 million, is by KSL City Management, a wholly-owned subsidiary of Johor-based property developer KSL Holdings Bhd. It is poised to be a catalyst for the 448-acre township’s growth.

Occupying 12 acres of freehold land, the 4-storey mall will have a gross lettable area of one million sq ft and net lettable area of 650,000 sq ft. There will be more than 300 shops and 3,000 parking bays.

Among its confirmed tenants are TGV Cinemas, AEON MaxValu Prime, Daiso, EnerG X Park, Loon Sing Restaurant, Houzone, Next Gen, Mr DIY, Happy Fish Swim School, Ashley Furniture Homestore, Tone & Mann, Karaoke Manekineko, F.O.S and Toy World.

KSL City Management project director Patrick Khoo said it is important for the mall to provide a creative and attractive environment for shoppers.

“We have carried out detailed research and planning to determine the right mix, which will be responsive to the needs and expectations of the target market. The mall will not only impact the social economy but also uplift the community by providing 1,600 jobs for the locals,” said Khoo at the unveiling ceremony of the mall last Wednesday.

“KSL Esplanade Mall will enjoy a good catchment from surrounding areas such as Kota Kemuning, Bukit Tinggi, Jenjarom, Banting, Rimbayu and Bayuemas. We are expecting an average of 770,000 shoppers per month, and this should increase to a million during festive seasons.”

Located adjacent to the mall is the upcoming KSL Esplanade Hot Spring Hotel, which is due to open its doors by 3Q2021. The four-star hotel, which the developer will keep and manage, will offer about 430 rooms.

To date, KSL Bandar Bestari is 35% completed. The township is close to the upcoming Johan Setia LRT station, which is slated to be operational by 2024.

KSL Bandar Bestari is easily accessible via the South Klang Valley Expressway, Shah Alam Expressway, New Klang Valley Expressway and Federal Highway.
