IOI Properties has unveiled and opened for pre-booking The Clio 2 Residences in IOI Resort City in Putrajaya. “We will be launching The Clio 2 Residences in late May. For this project, we anticipate a take-up rate of 60% to 70% (for the first release of about 200 units) by June,” said IOI Properties executive director Lee Yoke Har at the media preview on April 11.

 “We will be targeting first-time homebuyers, young couples, young families and young executives. The sizes [of the units] are ideal for this target market,” she added.

Sitting on a four-acre tract, The Clio 2 Residences has a gross development value (GDV) of about RM300 million and comprises two 23-storey towers and one 35-storey tower, with a total of 550 units.

The low-density project — each floor will only have eight units — will feature semi-detached, 3-bedroom layouts, with built-ups of 829 to 1,216 sq ft, and prices will start at RM492,300. “Considering the quality, The Clio 2 Residences is highly affordable,” said Lee.

The project forms part of IOI Resort City in Putrajaya. “Location-wise, residents here will still be in the pulse of Klang Valley,” said Lee.

The township is accessible via major highways such as the South Klang Valley Expressway (SKVE), North-South Central Link Expressway (ELITE), Damansara-Puchong Expressway (LDP), Maju Expressway (MEX), Kajang Dispersal Link Expressway (SILK) and North Klang Valley Expressway (NKVE).

The township is close to two rail networks — Serdang KTM Station and Putrajaya ERL Station.

Features of The Clio 2 Residences include four-tier security, sky gardens on various floors, an intercom system and digital lockset at the entrance of each unit. It is already 55% completed and is due for completion in 3Q2020.

Apart from The Clio 2 Residences, IOI Properties is also targeting to launch The Gems at IOI Resort City Putrajaya, Stellar Suites in Bandar Puteri Puchong, and Alanis — an affordable serviced apartment project in Warisan Puteri, Sepang — this year, said Lee.

 “We plan to launch a few projects this year such as The Gems, which will be a resort-style condominium for assisted living.

“We are also excited about launching our first small office/versatile office (SoVo) units in Puchong as we believe there is an existing market for this. To date, there are already plenty of SMEs and small shoplots in Puchong. With our project, it will give prospective buyers and companies an opportunity to move into a space that has a more corporate image and better security,” said Lee. Stellar Suites will have a total of 342 units, with built-ups of 474 to 1,550 sq ft.

“As for the residential project in Warisan Puteri in Sepang, we are selling [the units] at an affordable price range,” she said. For example, the serviced apartments will be priced at RM280,000 [for a 2-bedroom unit], together with furnished cabinets. More details of the upcoming launches will be revealed soon, she added.
