Phase 1 of Rimbun Kiara in Seremban 2, Negeri Sembilan, has been fully taken up since it was launched on April 17. Due to the good response, IJM Land Bhd launched Phase 2 on June 1 and bookings have now reached 70%.

The Covid-19 pandemic, along with the various Movement Control Orders, has certainly changed people’s lifestyles. A home is now considered a safe retreat and working from it has become part of the new normal. “It is important to provide homebuyers with sufficient work and private spaces in a landed property. 

The response to Phase 1 was overwhelming, thus, we were optimistic that Phase 2 would also be well-

received regardless of the market conditions,” IJM Land senior general manager (central region) Datuk Hoo Kim See tells City & Country in an email.

Occupying a 21.46-acre freehold parcel, Rimbun Kiara has a gross development value (GDV) of RM145.9 million and will comprise 255 double-storey linked homes with built-ups ranging from 1,770 to 1,916 sq ft. They are expected to be completed in April 2023.

“The low-density residential project has only 11 units per acre and leverages the serenity and vast green spaces, which provide residents with a peaceful environment. It is an 

idyllic home development for families looking to wind down from their hectic lifestyles while permitting a work-life balance for their own comfort,” says Hoo.

Homes in Phase 1 (110 units) will have land sizes of 20ft by 65ft, 20ft by 70ft, or 20ft by 75ft. The intermediate homes are priced from RM531,720 while the end lots and corner lots start at RM549,720 and RM731,520 respectively. In Phase 2 (145 units), prices of the 20ft by 70ft homes will start from RM504,720 for inter-

mediate lots, RM522,720 for end lots and RM736,920 for corner lots.

According to the developer, Rimbun Kiara is located adjacent to the North-South Expressway and is easily accessible via the Kajang-Seremban Highway. The Kuala Lumpur city centre, Kuala Lumpur International Airport (KLIA), Putrajaya and Cyberjaya are 30- to 45-minute drives from Seremban 2. A toll-free road connects the township to KLIA and klia2. 

The township is near amenities such as AEON Mall, Palm Mall, Mydin, Tesco Hypermarket, 99 Speedmart, SJK (C) Ladang Hillside, SJK (C) Tung Hua S2, SMK Seremban 2, Zenith International School, Columbia Asia Hospital and KPJ Hospital.

“Homes at Rimbun Kiara are affordably priced and will have a modern, practical and open-concept layout with ample space for family and personal time. The units will offer flexibility in design and layout, whereby buyers can easily convert the rooms into a bedroom or home office. As such, they are catered for middle-income buyers, including small and young families,” says Hoo, who reckons that this gives Rimbun Kiara an edge over its competitors.

The project is a gated and guarded community with a single point of entry and perimeter fencing. Residents will have easy access to facilities such as an outdoor sports court and gymnasium, children’s playground, the 15-acre City Lake Park and 30-acre Hill Park, as well as the 34-acre sports complex in Seremban 2.

“We are constantly pushing ourselves to provide the best living conditions based on the circumstances and demand of prospective buyers. Seremban may not be famous for its tourist sites, but after being accorded city status, it has seen a spike in population as more homebuyers move here to seek affordable landed properties,” says Hoo.

“We are confident that Seremban has huge potential that we need to tap by constantly strengthening and innovating new developments to open up vast opportunities for investors and homebuyers. to not just build a comfortable life, but also to sustain and contribute to the country’s economic growth,” he adds.

With a GDV of RM4.7 billion, the 3,800-acre Seremban 2 comprises residential, commercial and industrial components. It is 70% completed and has over 13,000 homes with more than 62,000 residents.
