IJM Land Bhd plans to launch Starling Phase 3 by mid-October. The company is the property arm of IJM Corp Bhd.

The guarded neighbourhood of Starling, which spans 56.68 acres, is located within the 1,879-acre Bandar Rimbayu in Selangor. It has a total gross development value (GDV) of RM500 million and will comprise 680 two-storey flexi homes.

Phase 1 and Phase 2 of Starling were launched in June and August respectively. There are a total of 273 units (Types A and B), with built-ups starting from 1,621 sq ft. Priced from RM678,420, all the units in the first two phases have been sold.

Phase 3 will have 224 units (Types C and D), with built-ups of 1,694 to 1,997 sq ft. Priced from RM698,800, the units are scheduled to be completed by October 2022.

IJM Land managing director Edward Chong notes that the easy entry, connectivity and township development contributed to the good response for Phase 1 and 2. The purchasers are mostly first-time homebuyers aged 25 to 35 who are eager to settle down and start their own family.

“We think the positive reception of Starling Phase 1 was due to the fact that it fulfilled the needs of modern homebuyers. At IJM Land, we have always tried to think ahead and predict future trends that would significantly improve the lives of our residents while providing homes that are affordable and offer good value for money,” says Chong.

He says the concept for Starling is “living in a garden”. The developer has explored different forms and colours as well as compositions of shapes to be integrated in the interior design. Curved and round objects, inspired by the blue eggs of starlings, are featured in the units. This shade of blue is used alongside other designs and colours such as brown soil, green leaf and pink flower.

All the units at Starling, which come with a wide porch that can fit two cars, have a north-south orientation. Each unit features an 8ft-high entrance, a single flight of stairs, spacious living and dining ­areas, premium finishing and high-speed broadband infrastructure.

The Starling project is part of the recently announced Home Ownership Programme 2020, under which homebuyers can enjoy a minimum discount of 10% on the purchase price as well as stamp duty exemption for the memorandum of transfer and loan. Purchasers are also entitled to free legal services for the sales and purchase agreement and loan.

In addition, Starling homeowners can enjoy a 12-month free membership at The Club @ Rimbayu for two persons. The clubhouse offers facilities such as an Olympic-size swimming pool, a children’s wading pool, Jacuzzi, sauna, gym, table tennis table, karaoke room, multipurpose hall, badminton courts and squash courts.

With a GDV of RM11 billion, Bandar Rimbayu comprises residential, commercial, recreational and parkland components. The township is easily accessible via the Shah Alam Expressway (Kesas), Kemuning-Shah Alam Highway (LKSA), North-South Expressway Central Link (Elite) and South Klang Valley Expressway (SKVE).

Meanwhile, Rimbun Impian @ Seremban 2 Heights offers a total of 345 units of 2-storey superlink homes on a 41.6-acre parcel of land. To be developed over two phases, the first phase (201 units) of this guarded development was launched in November last year.

The units have land sizes of 22ft by 78ft and 24ft by 75ft, with built-ups of 2,586 to 3,047 sq ft. These units are selling from RM678,420 to RM1.25 million.

Chong notes that Rimbun Impian @ Seremban 2 Heights is a low-density development, with only eight units per acre. It comes with perimeter fencing and a guardhouse. The roads in front of these units are 50ft to 66ft while the back lanes are 20ft.

“These units will be equipped with a smart home system that controls the lighting and air conditioner remotely. There will also be a digital smart lock for the main entrance, which will be integrated with the smart home system,” he says.

The amenities include a 5.32-acre green area (including a 3.12-acre central park and a 1.31-acre facility area). The facilities there include a basketball court, badminton court, volleyball court, pavilion, gazebos, integrated play equipment, gym equipment as well as a cycling and jogging track.

Seremban 2 Heights, also known as S2 Heights, is a low-density development that sits on 1,500 acres of elevated land. It is surrounded by amenities such as primary, secondary and international schools; hospitals; hypermarkets and shopping malls as well as public transport. The township is located near the North-South Expressway, with easy access to the Seremban exit.
