Beverly Group Sdn Bhd has seen a 90% take-up rate for its residential development, Henna Residence, in the Quartz WM township in Seksyen 10, Wangsa Maju, Kuala Lumpur. It was officially launched on Aug 24.

The project is being developed by the group in collaboration with Singapore-based Mapletree Investments Pte Ltd and Lai Sun Development Co Ltd of Hong Kong.

“Henna Residence has a modern, tropical resort concept, with the theme of secret tropical garden. Buyers will experience this when they enter the ground floor of the building. They will not see the entrance of the lobby and will feel like they are in a secret garden,” Alexis Ng, group senior manager of sales and marketing at Beverly Group, says in an email.

Occupying a 2.47-acre freehold parcel in the 16.5-acre Quartz WM, the serviced apartment development has an estimated gross development value of RM350 million.

Due for completion by 2021, the project comprises three towers of 23, 30 and 39 storeys, with a total of 653 units. There will be eight levels of parking bays.

The units have four layouts, including 33 dual-key units, with built-ups of 657 to 1,304 sq ft each, and four 2-storey exclusive villas with built-ups of 2,400 to 3,198 sq ft each. The average selling price is RM700 psf. Each unit will come with one to four parking bays, depending on its size.

“Four units will be located on the facility level and terraced gardens will be created [for these units]. These limited units are called PES (private enclosed space) units, which will come with larger balconies,” Ng explains.

All units will be partially furnished with kitchen cabinets, hob and hood, general lighting, an air conditioner for the master bedroom, a ceiling fan for the living room and storage heaters and shower screens for the bathrooms.

The development is catered for all age groups, ranging from bachelors and investors to families, and is also suitable for multigenerational living. One of its unique selling points is that the majority of the units are flexi units. “This means that they have removable walls. If buyers decide to remove the walls, it would open up the living room to make it bigger,” says Ng.

Facilities will include a 50m infinity edge pool, wading pool, children’s play area, multi­purpose room, reading room and outdoor and indoor gymnasiums. The maintenance fee is 35 sen psf per month.

Nearby amenities include the Sri Rampai LRT station, Wangsa Walk Mall and Fairview International School.

In terms of connectivity, the project is easily accessible via the Ampang-Kuala Lumpur Elevated Highway, Middle Ring Road 2, Duta Ulu-Kelang Expressway and Setiawangsa-­Pantai Expressway.
