Glomac Bhd’s latest phase of affordable landed residential development, Primrose, in Saujana KLIA, Sepang, is 30% taken up. The project was launched on March 19.

The township of Saujana KLIA comprises 239 acres of leasehold mixed-use developments that include 2-storey terraced homes, apartments, commercial lots, retail lots and shoplots. The township has an estimated gross development value (GDV) of RM1.3 billion.

Glomac Bhd head of sales and marketing Kim Neoh says in an email, “Primrose has been favourably received by the public, with more than 30% of the units booked. We continue to receive enquiries daily.”

At a session with the media on March 18, Neoh said, “The launch reflects Glomac’s commitment in developing quality and affordable dream homes. We are well aware and confident that consumers do look forward to affordable residential developments.

“Primrose is the perfect start-up home for the modern family, or as an investment property, as the prices offered are affordable.”

Primrose comprises 123 units of 2-storey terraced homes with a total GDV of RM72 million.  The developer’s aim is to fulfil the needs of first-time homebuyers and young professionals as well as investors who are looking for residential properties away from the hustle and bustle of the city.

Primrose offers 4-bedroom and 3-bathroom units, with built-ups ranging between 1,560 and 2,288 sq ft and a land area of 20ft by 60ft. Prices start from RM498,800 for an intermediate unit, with completion targeted in 2023.

Neoh says in her email: “To date, Glomac has successfully developed seven phases of residential homes (in Saujana KLIA), comprising 905 units of 2-storey terraced houses and a neighbourhood commercial hub of 72 units of shopoffices, with an estimated GDV of RM560 million. Glomac will continue to build more residential developments to meet market demand.”

First developed in 2015, Saujana KLIA is planned as a suburban residential development with various types of affordable landed properties such as 20ft by 70ft and 20ft by 75ft double-storey terraced houses, bungalows, shopoffices, apartments and 24ft by 60ft and 22ft by 70ft townhouses (under Rumah Selangorku).

Saujana KLIA is strategically located and is close to educational institutions, healthcare facilities, commercial centres, a public transport hub, strategic logistics hub and leisure amenities. It is accessible via major highways, namely Lebuhraya Kesas, Lebuhraya Damansara-Puchong (LDP), Maju Expressway (MEX), Lebuhraya Elite, Lebuhraya KLIA Extension and Lebuhraya ­Utara Selatan (PLUS).

Glomac’s sales and marketing manager (township) Eliza Jamaluddin says: “Primrose is designed with the concept of interior spaciousness that promotes [unlimited access] to the living, dining and kitchen areas. So far, the completed phases of Saujana KLIA include Alcea, Camellia, Thistle, Heather and Azalea. Future developments in the township could include strata apartments, detached homes, townhouses, shopoffices and a commercial centre.”

Alcea and Camellia are among the most recent developments at Saujana KLIA. Both were launched in May 2016 and sold out within weeks of launch.

“Glomac’s strength in developing affordable landed residential properties has been reflected countless times via similar developments in Bandar Saujana Utama and Saujana Perdana, Sungai Buloh. Landed homes in these development areas are normally taken up within weeks of launch,” says Eliza.
